The Clarke Farms subdivision is situated just outside Downtown Parker, separate from the farmland and stables for which the city is known. “Its price points are a little bit more reasonable than some other areas of Parker, so it's a great starter home area,” says Robert Tait, a broker with Engel & Völkers Denver who grew up in Parker. “Clarke Farms is very friendly and neighborly. If you move in there, you'll probably get neighbors knocking on your door with today's equivalent of a pie."

New traditionals branching off Clarke Farms Drive

Residential streets with sidewalks branch off Clarke Farms Drive, a central subdivision loop shaded by mature honey locust and pine trees. New traditional houses with multi-gabled roofs and front-facing garages were built between the 1980s and early 2000s. “Most of those homes still have original kitchens, bathrooms, etc., and so they haven't yet been flipped or remodeled, and so it's a great place to do a value-add play,” Tait says. These properties are priced between $480,000 and $865,000 and are overseen by a homeowners association, with monthly payments of around $110 to fund community maintenance projects and maintain the neighborhood pool.

Top-rated Douglas County schools offering various extracurriculars

Douglas County School District serves the Clarke Farms community with three Niche A-minus graded schools: Cherokee Trail Elementary, Sierra Middle School and Chaparral High School. Chaparral High has 27 varsity sports and 39 extracurricular activities and clubs, varying from chess to crochet.

Neighborhood parks, Cherry Creek Trail and indoor fitness

Sidewalks and paved trails lead to community parks, including Pam Daale Memorial Park in the neighborhood’s center and Jola Park in the south. At Pam Daale Memorial Park, discs fly through the open space along the disc golf course; at Jola Park, there’s a playground and basketball court. Over 8 miles of Cherry Creek Trail runs through the city. Spanning 45 miles, Cherry Creek Trail is also accessible from the community’s trail network and from the Railbender Skate Park and Tennis Park, just east of the neighborhood. Cherry Creek Trail leads south to the Salisbury Equestrian Park & Sports Complex, a 160-acre park with horseback riding facilities and baseball and softball fields. Farther north, Challenger Regional Park spans 64 acres, with playgrounds, picnic shelters, a multipurpose turf field, and three synthetic turf fields marked for baseball, soccer, football and lacrosse. The Parker Recreation Center is in the park and has an indoor pool and gymnasium.

Shopping centers with essentials and Old Town Mainstreet

Nearby shopping centers have box stores, such as The Home Depot, grocers including King Soopers and Safeway, and restaurant chains, like Berry Blendz and Anthony’s Pizza & Pasta. The rustic coffeehouse and wine bar Kunjani World Coffeehouse is located just outside the neighborhood. Additional locally owned businesses and restaurants line Mainstreet in Downtown Parker’s Old Town area. Every June, Parker’s Mainstreet is shut down for Parker Days, a four-day event with live music. The festival also has carnival rides and activities, crafting booths, over 30 food vendors and 200 merchants selling products varying from art to handcrafted jewelry.

Clarke Farms commutes and connections to Parker

Jordan Road runs north through the neighborhood’s west side to Lincoln Avenue, a west- and east-bound city thoroughfare. Jordan Road and Mainstreet, which run through the neighborhood’s southern area east to Old Town, are both lined with Regional Transportation District (RTD) bus stops. The Denver Tech Center, one of the nearest major employment centers, is less than 15 miles north. State Highway 83—locally known as “Parker Road”—runs north to Extension 470, a toll road leading to the Denver International Airport, with various nonstop flights, about 30 miles away. “It gives almost just enough time that if they text you, ‘I have landed,’ and you leave your house, by the time you've hit the gate, they're walking out,” Tait says.
