Parker East is a growing area near nature and wildlife
The Rocky Mountains stand tall in the distant horizon of Parker East, a developing area surrounded by natural spaces and subdivisions. “There’s a lot of wildlife out there, like coyotes and raccoons,” says Jason J. Corriere, a broker and the owner of the Corriere Group with eXp, who has 22 years of experience. “It’s not crazy far, but it’s a way to get out of the hustle and bustle and then still be relatively close to modern amenities. You’re about 10 minutes from Mainstreet Parker.”
Training horses, trekking trails and tee times at private golf courses
The Windhoek Equestrian Center spans 40 acres on Parker Road, with two indoor arenas, two outdoor arenas and various trails. Riders can lease horses and choose from several lesson and training packages. Rates range from approximately $160 to $520. Tallman Meadow Park has a playground, baseball field and the trailhead for the bicycle-friendly Tallman Gulch Trail, totaling over 3 miles. The Sulphur Gulch Trail, accessible from Spirit Ridge Park, is also open to cyclists and runs for over 4 miles. Just west of the neighborhood, ponderosa pine trees and open meadows surround the private golfing greens at both the Black Bear and Colorado golf clubs.
Farmhouses and contemporary modern houses on multi-acre properties
After 2000, many custom single-family homes were built on multi-acre properties; some are horse-friendly and total over 5 acres. Since wildfire risk is elevated in this area, the county requires a Douglas County forester to conduct a Wildfire Hazard Assessment before development. Architectural styles include farmhouses, many of which have a New Traditional influence. Contemporary modern homes are also common. Some properties feature entertainment spaces with a pool and deck in the backyard. Several homes have between three and four bedrooms, and others have as many as six or seven bedrooms. Depending on factors such as home size, prices range between $700,000 and $2.4 million. “They’re [on] domestic wells and septic out there,” Corriere says. “The county does maintain those roads, but access out there can be a little limited.”
The CAP Index Crime Score in Parker East is 1 out of 10, compared to a national average of 4.
