Oakfield is a growing master-planned Parrish community

When finished, the master-planned Oakfield community in Parrish will feature homes by builders like D.R. Horton and Homes by West Bay and offer a wide array of amenities, including resort-style pools, playgrounds, walking trails and a private social club. And this upscale neighborhood is close to shopping and dining along the expanding Moccasin Wallow corridor.

Builders and home styles vary across Oakfield’s two sections

The community is split into two sections: Oakfield Trails and Oakfield Lakes. “The main difference is the builders,” says Laura Barshaw, a Realtor with Better Homes & Gardens Real Estate Atchley Properties. She has over 5 years of experience and has sold several properties in Oakfield. “The Oakfield Lakes section is D.R. Horton, Centex and Starlight Homes, and then Oakfield Trails is Homes by West Bay, Ashton Woods, Meritage Homes and a couple others,” she says. D.R. Horton and Pulte Homes are the two other builders in the Trails section. While architectural details, layouts and square footage vary by builder, most homes are New Traditional or Modern Transitional in style. Many have attached, front-facing garages and short, wide driveways. Some subdivisions within Oakfield Trails are gated.

Home prices, HOA fees vary between Oakfield Lakes and Oakfield Trails

The median sale price is just under $380,000. Homes typically run anywhere from the low $300,000s to the upper $500,000s. Oakfield Trails homes start on the higher end of the spectrum, and those with more than 4,000 square feet can sell for over $1 million. “Ashton Woods and Homes by West Bay are your more luxury homes, and D.R. Horton and the others are more first-time-buyer, get-your-foot-in-the-door type homes,” Barshaw says. HOA fees, which vary by section, are usually less than $100 a month.

Planned amenities include pools, playgrounds, trails and more

“It’s a really huge community, and it’ll have sidewalks and walking trails and clubhouses,” Barshaw says. Separate clubhouses are in the works for each section. In Oakfield Lakes, The Grove will feature a resort-style pool, a splash pad, a playground, a dog park and spaces for food truck parking.

In Oakfield Trails, The Harvest Club will offer:

  • Grand Oak Hall, a laid-back restaurant with an open-air bar and outdoor seating
  • Strong Roots Fitness Center, a gym that offers group fitness classes
  • Wildwaters & Adventure Falls, a big resort-style pool with a waterslide
  • A racket complex, with two tennis courts and six pickleball courts
  • The Backyard, a central lawn with a playground

Shopping, dining options on growing Moccasin Wallow corridor

Residents are a short drive from new shopping centers on the Moccasin Wallow Drive commercial corridor. “This area is growing a lot, it’s booming like crazy,” Barshaw says. The Market Walk at North River Ranch, about 6 miles away, has a Publix and several restaurants, including Papa Johns, Zenshi Handcrafted Sushi and Foxtail Coffee. Ellenton Premium Outlets and locally owned boutiques and eateries in downtown Bradenton are within about 15 miles of Oakfield.

Drive times to Tampa and Sarasota

While Oakfield will have a walkable layout, Parrish and the broader Manatee County region are car-dependent. Tampa is around 40 miles north, a drive that takes just under an hour without traffic on Interstate 75. Sarasota, roughly 30 miles south, is about a 45-minute drive on I-75 in light traffic.

The highly rated Manatee County district serves students

The highly rated School District of Manatee County allows transfers by application. Students may attend Veterans Elementary School (which opens in August 2026), Buffalo Creek Middle School and Parrish Community High School.
