Prosperity Lakes offers master-planned living in the Tampa Bay area
The master-planned community of Prosperity Lakes is rich in recreation and housing options. The new-construction subdivision in Parrish consists of a non-age-restricted area and a 55-plus area. Each comes with a clubhouse loaded with amenities, from pools to pickleball, and there are more than 30 floor plans available across the entire community. Prosperity Lakes is in a still-developing section of Manatee County, but U.S. Route 301 connects the neighborhood to destinations such as Bradenton Beach and Tampa.
Townhomes, large houses and active-adult residences
Lennar began selling homes in Prosperity Lakes in 2023 and quickly began construction on the community’s multiple sections. Each one focuses on a handful of floor plans at various price points. Here’s a look at each section:
The Townhomes, attached three- and four-bedroom homes selling from the lower to upper $200,000s
Prosperity Lakes Active Adult, age-restricted single-family homes and villas selling from the upper $200,000s to the upper $400,000s
The Manors, three-, four- and five-bedroom Craftsman-style homes selling from the lower to mid-$300,000s
The Estates, houses with up to six bedrooms selling from the lower $300,000s to the mid-$400,000s
The Executives, four-, five- and six-bedroom colonial-inspired houses selling from the lower to the upper $400,000s
The variety of housing options and price points are one of the community's biggest advantages, says Tenaha Bayne, a Realtor with Living Vogue, brokered by eXp Realty. "It’s a robust neighborhood where the whole family could move in, from grandparent to families with children and young couples," says Bayne, who has experience selling homes in Prosperity Lakes.
HOA dues and CDD fees vary by home type
There are additional costs to living in Prosperity Lakes besides the price of a home. Residents pay dues to a homeowners association and Community Development District that take care of the roads, sidewalks, landscaping and community amenities. Homeowners in the active-adult section pay monthly HOA dues from $370 to nearly $500, depending on the home. Plus, there’s an annual CDD fee that ranges from $1,375 to more than $2,500. Elsewhere, monthly HOA dues total roughly $170. The exceptions are the townhomes, which carry monthly dues of nearly $450. Annual CDD fees vary from about $1,785 to $4,580.
Go swimming in Prosperity Lakes or hit the Manatee River
An amenity center at the front of the neighborhood is the community hub for recreation. Kids run around on the playground at one end, while pickleball and tennis matches rage on the courts at the other end. In between, cabanas and chairs surround a large pool with a water slide. There’s also a fitness center inside the clubhouse. The active-adult section comes with its own pool and fitness center, as well as courts for tennis, pickleball and bocce ball.
Residents can also head 8 miles away to Fort Hammer Park, a public launch point along the Manatee River. Back your boat into the water or slide a kayak into the current to explore the river and go angling for redfish. Manatee County Youth Rowing, based at Fort Hammer Park, offers free rowing classes and oversees rowing teams for kids and adults. You may spot manatees in the river’s shallow waters, especially in the winter.
How far it is to the beach, Tampa and Orlando
Semi-rural areas heavy with single-family home construction surround Prosperity Lakes. Farmland once covered this area, but the proximity to Hillsborough County, home to Tampa, has drawn development, Bayne says. "Because there was so much land [in Parrish], that’s why there’s such a boom." You can reach nearby cities using U.S. Route 301, which runs past Prosperity Lakes. The highway stretches across the Tampa Bay region and eventually connects to Interstate 75. You can turn out of Prosperity Lakes onto Route 301 and drive:
25 miles to Bradenton Beach, home to emerald surf, white sand and family-owned seafood joints
30 miles to Sarasota Bradenton International Airport, home to airlines flying nonstop to nearly 70 destinations
35 miles to Tampa, home to Cuban cuisine, nightlife and pro sports teams
100 miles to Orlando, home to Walt Disney World Resort and other theme parks
Students explore career interests at Parish Community High
Students are zoned to two highly rated schools in the School District of Manatee County. The first is Harvey K-8, a combined elementary and middle school campus that’s 4 miles from Prosperity Lakes. Older students attend Parish Community High School. The school’s Carrer, Technology and Visual Arts department offers courses on agriculture, digital photography, TV production technology and more.
