A residential Pasadena neighborhood near four parks
Named after Daisy Avenue and Villa Street, Daisy-Villa is a suburban pocket of Pasadena encompassing about 350 single-family homes. Set against the San Gabriel Mountains, the tree-lined streets and lawns brim with greenery, giving the residential community a picturesque setting. Of all the neighborhoods in Pasadena, Daisy-Villa has access to the most parks. It’s located within walking distance of four recreation areas totaling almost 40 acres of space for all kinds of outdoor activity.
Activities at Gwinn Park, Sunnyslope Park, Vina Vieja Park and Victory Park
In the northeast corner of Daisy-Villa, three adjacent parks attract everyone who enjoys the outdoors, from peaceful strolls to activities for pets and kids. Gwinn Park provides a tree-shaded spot for walks and picnics with views of the San Gabriel Mountains, while Sunnyslope Park has a playground with a swing set. Vina Vieja Park is the largest of the three, best-known for the Alice’s Dog Park off-leash area, complete with water fountains and benches. Northwest of the neighborhood, Victory Park has soccer fields, walking paths and an indoor gym.
Ranch-style homes, split-levels and Mediterranean homes in Daisy-Villa
Located on the east side of Pasadena, Daisy-Villa is purely residential, composed of streets lined with single-family homes and tall trees that shade the sidewalks and streets. Most of the houses have views of the San Gabriel Mountains, which loom over the community from the north. The homes have plenty of space for garden beds, sometimes landscaped with sculpted boxwood shrubs and rose bushes. Developed in the 1940s through the 1950s, most of the neighborhood’s homes are ranch style, many with front porches or bay windows. There are also Mediterranean homes, bungalows and split-levels scattered throughout the community.
Prices range from $900,000 to $1.9 million, depending more on the number of bedrooms and renovations than the architectural style. The area is now starting to appeal to renters as well as buyers. “The home I sold there is an investment property,” says Realtor Cyrus Mohseni, who works with Keystone Team and has about a decade of experience in the area. “A lot of people are trying to rent homes in Pasadena because of the proximity to LA, and it’s gorgeous, with a bunch of historic homes. Also, it has a pretty strong school district as well.”
Well-ranked schools, from Norma Coombs Elementary to Pasadena High
On Niche, Norma Coombs Elementary School has a B rating. Sierra Madre Middle School earns a B-plus, and Pasadena High School has an A. In 2024, the high school achieved the AP Access Award for making Advanced Placement courses accessible to low-income and minority students. It also won AP Honor Roll Silver for outstanding college readiness. For higher education, Pasadena City College and the California Institute of Technology (Caltech) are both located nearby.
The Rose Parade and Victory Park Farmer's Market
The annual Floatfest: A Rose Parade Showcase takes place every January, with a 2-mile route of dazzling flower-covered floats, which pass just north of Daisy-Villa. “It's probably the most iconic event in Pasadena. I'd say the whole city is into it, and the homes and businesses all get decorated, so it’s a cool buzz leading up to New Year’s Day,” Mohseni says. North of the neighborhood, the Pasadena Victory Park Farmer's Market hosts certified vendor stalls selling produce and flowers every Saturday morning.
Shops and restaurants at Hastings Village and on Halston Street
About a mile east of Daisy-Villa, Hastings Village is a big-box center housing familiar names like Nordstrom Rack, Best Buy and PetSmart. Halston Street is next door and has local chains, including Hook Burger, a trendy fast-casual eatery known for its gourmet burgers. There's also Shogun Restaurant, which serves teppanyaki in a lively setting ideal for parties. The intersecting Foothill Boulevard offers grocery store options, including Whole Foods and Ralphs Fresh Fare.
About 10 miles to Glendale and 15 miles to downtown LA
Daisy-Villa is popular with commuters traveling throughout Greater Los Angeles. Via state Route 134, Glendale is about 10 miles away. Downtown Los Angeles is about 15 miles away using state Route 110. Major employers in Pasadena include the Jet Propulsion Laboratory and Caltech. The community is served by Pasadena Transit buses and the Sierra Madre Villa Station for Metro light rail services. For commercial flights, the Hollywood Burbank Airport is located about 20 miles away.
