A comfortable neighborhood in Central Pasadena
Madison Heights has seen its share of history — and history-making residents. Its first planned subdivision, “Madison Avenue Heights,” opened in July 1906 and consisted of 63 lots. Between 1910 and 1917, the neighborhood grew, and stylish single-family houses began cropping up along the gridded, residential streets, thanks to many notable architects who put roots down there, including Henry and Charles Greene, Arthur and Alfred Heineman and Wallace Neff. In the 1930s, Albert Einstein and his wife occupied a Saltbox home on South Oakland Avenue and decades later, President Barack Obama rented an apartment in a complex on Glenarm Street while he was a student at Occidental College. Today this central Pasadena neighborhood is home to residents who appreciate its historic architecture, its suburban charm and its location conveniently close to shopping, dining and access to North and Central LA. "Madison Heights is the quintessential, charming, older homes neighborhood. You can find so many beautiful homes in a wide variety of styles," says Darrell Done, an architectural property specialist with Coldwell Banker Pasadena. "It’s also very centrally located and accessible. If I have a client who’s moving from Manhattan or Chicago, I recommend Madison Heights because you don’t have to drive everywhere all the time."
A multifaceted housing market
Madison Heights is one of the few neighborhoods in the area offering single-family homes in many architectural styles. Its residential blocks are lined with Colonial Revivals with clapboard siding and gabled roofs; whimsical English Tudor Revivals with steeply pitched roofs and large front-facing windows; and even a few carefully restored 1800s-era homes. Houses sit back on their lots, allowing for roomy front lawns, Backyards are often large enough for an ADU or a pool. Tall, mature trees are abundant, lining the streets and dotting front and back yards, making the subdivisions green and lush. Wide, flat sidewalks are abundant, too, adding to curb appeal and providing space for an afternoon stroll. Prices range from $610,000 for 500 square feet to $7.8 million for 6,400 square feet. There are also a variety of townhouses and condos, with prices ranging from $350,000 for 675 square feet to $1.6 million for 3,100 square feet.
An Array style of homes can be found from Craftsman, Colonial Revival & English Tudor Revivals.
