Traditional homes on modest lots
Compared to Lower Hastings Ranch, single-family homes north of Sierra Madre Boulevard are smaller and situated on more compact lots. “Originally, this was a tract, meaning large developers came in and built a limited number of floorplans, maybe four,” Kwan says. Homes were built between the 1950s and ‘70s, typically between 1,200 and 1,600 square feet. “People have modified and added square footage over time, and other types of homes have been built,” Kwan says. Most lots are around 7,500 square feet, though some are a bit larger. The mountain view materializes and the price increases as you move north through the neighborhood. Prices range from $1.1 million for a modest ranch-style home on the neighborhood's southern edge to $2.3 million for a midcentury home with a mountain view.Neighbors gather at Hamilton Park
