Northside’s multi-family housing under a mile from downtown Paterson
Just across the river from downtown Paterson, Northside is a residential neighborhood that maintains its upbeat urban vibe thanks to its walkability and abundance of multi-family housing. Instead of high-rise condos, however, Northside is full of houses split into units. Shared backyards mean that a few stereotypically suburban pastimes are popular in the neighborhood. “A lot of people are outside a lot of the time in the summer, barbecuing,” says Francis Sullivan III, a Realtor in Paterson at Howard Hanna Rand Realty who has sold in the area for five years. “If I show houses in the summer, there’s a ton of people.”

Two- to four-family houses on sidewalk-lined streets
Northside’s New Englanders and colonials sit close together and often come right up to the sidewalk, lacking front yards. Many smaller two- or three-family houses are split into units based on floors, with each level serving as its own unit. There are a few larger four-family houses. While investors do buy and manage houses in the neighborhood, Sullivan says that it’s also common for people to live in the multi-family house they’ve bought while renting out its other units. “If it’s a two-family and they can afford a house, they can get assistance by having someone rent a second floor or third floor,” he says. Depending on size and condition, these houses can generally cost between $320,000 and $730,000.

A few restaurants and bodegas, more options in downtown Paterson
Northside's handful of restaurants includes Caribbean Station Restaurant and Tropical Juice Bar. In addition to various smoothies and juices, Tropical Juice Bar offers food and is known for its empanadas. There are a few bodegas in Northside, but the closest grocery store is Super Supermarket, just across the river at the edge of downtown Paterson. Located a mile or less from most parts of Northside, the busy downtown has a wide variety of restaurants and shops.

Nearby Paterson has several annual events, including the Great Falls Festival. The celebration features live music, carnival rides, food and local vendors, plus a fireworks show after dark. Northside’s streets are mostly residential. Interstate 80 and state Route 19 are both on the other side of Paterson’s downtown, but it only takes about 10 minutes to reach them. St. Joseph's University Medical Center, the nearest hospital, is 2 miles away—also about a 10-minute drive.
Flooding risk for homes closer to the Passaic River
Floods have historically been a problem in Northside. The Passaic River, which borders the neighborhood on two sides, can overflow following heavy rain. Homes within several blocks of the river are in designated FEMA flood zones, meaning they have a higher risk of flooding. Although they aren’t a yearly occurrence, hurricanes or tropical storms also occasionally pass over Paterson, bringing heavy rain and high winds. Past hurricanes, including Hurricane Ida in August 2021, have caused extensive flooding and led to occasional evacuations of Northside.
