The Blackhawk School District serving this borough of Beaver County is the second best in the area according to Niche, but nearby communities of Chippewa and Patterson Township also benefit from it. Blinn’s kids attend schools in Beaver County, and she calls Patterson Heights “a quiet, beautiful place to live.”
There haven’t been many new developments in this neighborhood over the past 10 to 15 years, but Blinn says homes sell quickly once they’re listed. You can find a two-bedroom home that needs love for as little as $85,000, or a four-bedroom house with modern updates for $195,000. Prices here rarely exceed $200,000. Stepping into Patterson Heights, you’ll notice properties range from American Foursquares, to cozy bungalows, to Arts-and-Crafts styles. Many are set back a small distance from the wide roads, and most have been revived and remodeled on the inside. Living here provides on-street parking, detached garages, sidewalks that connect you to neighbors and streetlights to guide you in the dark.
Students in Patterson Heights may attend schools in the Black Hawk School District, including Blackhawk Intermediate School, Highland Middle School and Blackhawk High School. You can also travel to Chippewa Towne Center to stock up on essentials. Among big box stores, this shopping center has a Walmart and a Home Depot. You might also “head down the hill,” as Blinn puts it, to grab groceries at Beaver Supermarket – just 4 miles away via Darlington Road. This road is the main thoroughfare that connects Patterson Heights to highlights beyond its bounds, including Pittsburgh International Airport – 24 miles north.
Of course, you can also head to the bigger city when you want to visit the Pittsburgh Zoo & Aquarium, The Andy Warhol Museum or other Pittsburgh highlights. But you might also want to stick close to home – visit the park, sit on your front porch, play with your kids and enjoy a slow day from a small-town life. Beaver County hosts plenty of events to look forward to, including an annual quilt show that has been running for nearly 30 years.
