NYC access, country living and small-town charm in Patterson

Set 71 miles northeast of New York City, Patterson is a quiet town balancing country living with modern convenience. "This is a place where people come to live in a somewhat rural setting," says Richard Williams, Sr., town supervisor. Surrounded by wooded hills and open acreage, the town offers a peaceful escape from the city while remaining connected by the Metro-North Railroad's Harlem Line. "Pretty much everybody is commuting," Williams says. "They live and play in Patterson, but most people work outside."

Rural farmhouses, Colonial Revivals and waterfront homes

Housing styles vary, but Colonial Revivals and ranch-style homes are most common, with construction spanning from the early 1800s to the present day.

Along quiet country roads, historic farmhouses and late 20th-century ranch-style homes sit on wide, wooded lots, offering privacy and space for outbuildings. In subdivisions like Cornwall Hill View Estates, 21st-century Colonial Revivals feature open floor plans, multi-car garages and amenities such as private pools. Around Putnam Lake, Cape Cods and ranch-style homes sit closer together. Lakeside properties are especially desirable, often with decks and balconies that overlook the water. Many of the town's homes rely on septic and well systems. Most single-family homes range from $300,000 to $700,000, though larger properties cost between $700,000 and $1.2 million.
There are also a handful of late 20th-century condominiums and townhomes available, mainly in the hamlet of Patterson. These properties are often part of homeowners' associations, such as Cornwall Meadows, where residents pay monthly dues of about $500 and share access to a fitness center and pool. Prices for condos and townhomes range from $180,000 to $500,000, depending on size and features.

Patterson Recreation, swimming spots and exploring nature

Patterson makes it easy for its residents to connect with nature. "We have many parks in the town of Patterson," Williams says. Hikers and cyclists share the paved, 9-mile Maybrook Trailway, which is dog-friendly and connects the towns of Brewster and Pawling. The 23-acre Patterson Environmental Park, part of The Great Swamp, features miles of dirt-packed trails that wind through marshy wetlands home to palm warblers and red-winged blackbirds. The East Branch Croton River flows through the swamp, stocked with trout and popular for kayaking.
Patterson Recreation oversees the town's athletic programs, from boxing and pickleball classes to youth basketball and Nerf nights. Many courses and activities are held at the Patterson Rec Center, which includes a gym, an arcade and courts for basketball and volleyball. Patterson Veteran Memorial Park is another community hub, offering a playground, picnic shelter and soccer field. In the summer, the park's pond is a lifeguarded swimming spot.

Dual-enrollment courses and championship football at Carmel High

Patterson is part of multiple school districts, including the Carmel Central School District, rated B-plus overall by Niche. Kids may start at Matthew Paterson Elementary before moving to George Fischer Middle, both of which are rated B. At the A-minus-rated Carmel High, teens may take dual-enrollment courses for credit at Dutchess Community College. Home of the Rams, the school also boasts a successful athletics program with the football team winning the state football championship in 2021. "We take pride in our schools," Williams says.

Small-town shopping and dining with local and global flavors

Patterson's dining and shopping scene is rooted in small-town charm. The Putnam Diner and Restaurant is a go-to breakfast spot, known for its apple cinnamon walnut pancakes and hearty brunch platters. At Patterson Commons, residents can pick up groceries at ACME Markets or satisfy fast-food cravings at Subway and Papa John's. Nearby, The Farmhouse has been a community favorite for over 70 years, serving signature burgers made from chuck, brisket and short rib — and doubling as an old-fashioned ice cream parlor with soft serve, shakes and razzles. The town also offers global fare, from Mexican favorites at Tios to Italian dishes at Sauro's Town Square Pizza Cafe and Southeast Asian noodles at Thai Elephant 2. On Fridays, locals flock to the Patterson Farmers Market to shop for fresh produce and baked goods, while the seasonal Patterson Flea Market, open Sundays from April to October, features antiques and collectibles.

Patterson Library and the annual Patterson Rotary Blues & BBQ Festival

The Patterson Library hosts events throughout the year for cardholders of all ages. Adults can drop into weekly mahjong and needle arts clubs, while children may sign up for classes like Creative Kids, which explores a variety of artistic mediums, including sculpting and painting. There are also movie matinees, book clubs and tech/health seminars.

In September, the Patterson Rotary Blues & BBQ Festival features bounce houses, ice cream and a variety of live music and barbecue options, including grilled corn and pork sliders.

Take the train from Patterson Station to NYC

Residents generally drive to get around Patterson, but some streets, like state Route 311, are sidewalk-lined. State Route 22 passes through town, granting access to New York City. Patterson Station provides a direct route into the city via the Harlem Line. Putnam Hospital is 11 miles away, and John F. Kennedy International Airport is a 70-mile drive.
