Patton Village is surrounded by bayous, lakes and woodlands

Patton Village began as a bedroom community of Houston, which is 36 miles to the south, and this small town is best defined by what surrounds it. With a population under 1,500, Patton Village is situated in the South Central Plains region of East Texas in what is known as the Piney Woods. Unlike much of Greater Houston, Patton Village isn’t on the floodplain. While it’s crisscrossed by bayous and carved out with lakes, denser forest floors, thanks to pine, oaks and sweetgums, prevent the kind of flooding associated with areas further south. Historically, logging has reduced the woods, which are now considered an endangered ecosystem by the Environmental Protection Agency. However, the remaining pockets of dense forest and the remaining old-growth trees throughout the region make the weather slightly less humid in the summer and a bit cooler in the winter than neighborhoods further south.

New homes and large lots listed for less than $250,000

New subdivisions like Roman Forest and White Oak Plantation are being developed in Patton Village, where a semi-wooded one-acre lot can be purchased for under $50,000. Newly constructed ranch-style and split-level homes made of brick and HardiePlank siding with four bedrooms on large lots are listed for under $250,000. At the top of the market are legacy homes on large plots of land and new 4,000-square-foot mansions. For just under $1 million, there are postwar ranch-style homes with peaceful porches on 7 acres of picturesque land filled with old-growth trees native to the region and the sounds of abundant wildlife. Under $800,000 are five-bedroom Tudor-style mansions built this year with facades of ashlar stone on landscaped 1-acre lots.

Outdoor fun and planned communities shape the region

Lake Conroe, 15 miles to the northwest, is a popular area for water recreation with a growing economy. The amount of bass and other fish in the 22,000-acre lake has given it a reputation as the type of place where a freshman fisherman can become a champion angler. Patton City Park is the main green space in Patton Village, with several unique playscapes for children. Just south at Roman Forest Park, residents will find a giant splash pad and a public swimming pool. Bless Your Heart Bayou is a new glamping ground run by local homeowners next to Patton Lake, which is in the middle of Patton Village and open for fishing.

Peach Creek Elementary is the only school within town limits

Schools in Patton Village are part of the Splendora Independent School District, which received a B-minus on the school rankings website Niche. Peach Creek Elementary School is the only school inside Patton Village. It received a C-minus from Niche. Nearby Splendora Junior High School received a B-minus. It offers its 700 students a gifted and talented program. Splendora High School also received a B-minus, with a B for its college preparatory program. It’s also an International Baccalaureate school.

Most shopping and dining is in nearby New Caney

The few businesses in this town of 1,500 people are congregated along Interstate 69, which runs past Patton Village down to Houston. There are charming local businesses with limited hours, like Honey Bee Coffee and the Crawfish Hole food truck. But for the most part, “People go to Valley Ranch Town Center in New Caney for shopping and groceries,” says Sierra. There, residents of Patton Village will find everything from Chipotle to Saltgrass Steakhouse to eat and from Walmart to Kroger to shop.

Travel and Leisure magazine called The Woodlands suburb, which is 13 miles west, one of the Coolest Suburbs Worth a Visit in the United States because of its planned downtown area, outdoor concert hall and wooded bike trails of the George Mitchell Nature Preserve. “People see the whole area becoming built up like The Woodlands,” says Marcos Sierra, a Realtor with eXp Realty who grew up in the Greater Houston area.
