Paulding offers an affordable small-town setting in northwest Ohio
The northwest Ohio village of Paulding is known for its small-town setting and hometown spirit. The iconic architecture of the Paulding County Courthouse anchors a traditional town square in this community of 3,500, providing the setting for parades, festivals and a county fair that dates to 1872. “You walk the fairgrounds and you can’t go 50 feet without having a conversation with someone you know,” says Dustin Stoller of Gorrell Bros. Real Estate & Auctioneers, who has sold several homes in the village. “It’s very friendly and tight knit.”

Multi-generational families and a variety of traditional homes
Housing options here are anchored by older homes, some which date to the early 1900s. Prices typically range from around $70,000 to about $250,000. “We’re a bedroom community in a lot of ways for Fort Wayne and Defiance,” Stoller says. “We’re quiet, rural and cheaper.” Multi-level Colonial Revival homes stand out among the older housing stock, though midcentury offerings and the occasional newly built model are mixed in as well. Sidewalks often front small yards on quiet streets dotted by mature trees. Ranch-style homes with driveways and attached garages are prominent in select residential pockets. Lot sizes and prices tend to increase with distance from the town center. Acreage homes and the extensive renovations of historic homes are among the more expensive options.
Residents can expect warm, humid summers and cold, snowy winters. While snow is fairly common, the village is far enough from Lake Erie that heavy lake-effect snow is rarely a concern.

Three schools on one campus in the village
Three of the four schools that make up the Paulding Exempted Village Schools district, rated B-minus by Niche, are conveniently located on a single campus in the community. Paulding Elementary, Middle and High schools are rated B, B-minus and C-plus, respectively. The district features a gifted program that begins at the middle school level. “School sports have a pretty good following,” Stoller says. “We’re not Texas football, but there’s a lot of hometown spirit and that kind of thing.”

Local businesses surround an iconic town square
The downtown commercial district, which surrounds the town square, is notable for its historic brick buildings. Residents enjoy easy access to a small collection of shops and restaurants that provides a variety of goods and services. Murals add to the small-town charm. One of the murals graces the Limitless retail store. Limitless by PC Workshop is a non-profit organization that runs a work-training program for people with developmental disabilities. More shopping and dining options can be found outside of downtown along the U.S. Route 127 corridor.

Parks, festivals are community highlights
The village offers an array of recreational options, from urban green spaces downtown to primitive trails along Flat Rock Creek. Several traditional parks provide a mix of amenities. The ballfields at Lela McGuire Jeffrey Park host organized youth games, while ballfields at Paulding Reservoir Park host organized adult competition. Residents can fish the adjacent reservoir. An 11,000-square-foot playground is the featured attraction at LaFountain Park. The community also has a seasonal pool. The Paulding County Fair has grown into a festivities-filled, multi-day celebration. The village fairgrounds used to host the annual Flat Rock Creek Festival, which celebrated the village’s agricultural heritage. It recently ended due to a lack of volunteers. However, the Paulding County Fall Festival was quickly created in its place, and it is scheduled to debut in 2025.

Access to jobs in Defiance, Fort Wayne
The community is mostly car-dependent, but residents enjoy easy access to Paulding County Hospital, a small medical center in the community. Additional health services are available at hospitals in Defiance. U.S. 127 runs through the heart of the community and connects residents to nearby U.S. Route 24. That highway provides a direct route to Defiance, about 20 miles away, and Fort Wayne, about 35 miles away across the Indiana state line. Fort Wayne International Airport is about a 40-mile drive. “Paulding is a fairly agricultural community; we don’t have a large anchor industry,” Stoller says. “But there’s GM in Defiance and Fort Wayne, and BF Goodrich in Woodburn, Indiana. A lot of people work outside the community but like the lifestyle here.”
