Locals like Honolulu and Pearl Harbor proximity
Pearl City has a central location, on historic Pearl Harbor about 10 miles west of Honolulu. That’s largely why many primary residents call it home. “In places like Kailua and Hawaii Kai, you have a lot of second homeowners, but you really don’t see that here. It’s mostly people who live and work on the island, who grew up here and stayed,” says Wanida Tienchai, a Realtor with O’ahu Real Estate with over 20 years of experience. “It’s friendly, diverse and family-oriented. You see a lot of picnics in the park and kids playing soccer on the weekends. A lot of military people like it too because of the proximity to the bases.” In addition to this proximity, homeowners are often close to a harbor view; the area used to be called Pu’uloa, meaning “long hill” in ancient Hawaii, and elevation increases toward the northernmost Ko’olau Mountains.
Downtown Honolulu is a short drive from Pearl City during off-peak hours.
The Pearl Harbor Museum is a popular destination for tourists.

Accessible commutes to Downtown Honolulu, Kalaeloa, Pearl Harbor-Hickam
Pearl City is a commuter town and a midpoint on O’ahu’s southern shore. Interstate H-2 goes about 20 miles up to North Shore towns like Haleiwa and Pupukea. Interstate H-1 goes about 10 miles east to Downtown Honolulu, 10 miles west to Kalaeloa’s industry and 10 miles south to Joint Base Pearl Harbor-Hickam. The Kamehameha Highway is another option to downtown, but any route can back up with traffic. TheBus is an islandwide public transportation service that operates several routes through Pearl City. The Skyline Rail will also connect most of the southern shore by 2031, but its first phase, completed in 2023, travels from Kapolei to Halawa.
The Pearl City-Hickam retail areas offer plenty of local as well as national brands.
Honolulu is just a 10-15 minute drive east of Pearl City on the H1.

Hillside homes in Pacific Palisades and Newton Estates
Pearl City has mostly single-family homes built in the latter half of the 20th century. “The community is very much old-school Hawaii. Sometimes a home has been passed down for three generations,” Tienchai says. In the town’s northern hills, Pacific Palisades is a well-known neighborhood with views of the harbor and surrounding mountains. Newtown Estates is on the southeast side, and its spacious homes are on the upper end of the market. Condos and townhomes are more common in this area too, and they’re often below the city’s median sale price of $880,000. Still, this median is cheaper than luxury-oriented Kailua at $1.4 million and Hawaii Kai at $1.2 million.
Homes in the Palisades are located on hilly streets.
Larger single family homes can be found higher up in the hillside neighborhoods.

Community park and bike path on Pearl Harbor
Like many communities in greater Honolulu, Pearl City is close to Pacific Ocean beaches and Ko’olau Mountain hikes. What’s different here is the amount of neighborhood parks — roughly 10 of them — and their walkability from many homes. Blaisdell Park is one of the most frequented because of its picnic area and bike path, which follows the harbor for about 10 miles. Breene Harimoto Manana Community Park is another standout with a skate park and volleyball courts, and for Newtown Estates residents, Newton Park has a private recreation center.

An abundance of parks and open green spaces make Pearl City a great place for kids.

Sunshine and environmental considerations on the South Shore
Pearl City has almost year-round sunshine and temperatures in the 70s and 80s, similar to Honolulu. This central part of the island is slightly cooler, though, due to a higher elevation and trade winds. The city can experience flash floods and landslides; this was the case in December 2021 when streets flooded and caused property damage. Earthquakes, tsunamis and wind events are other considerations for O’ahu homeowners.
Pearl City offers a blend of suburban convenience with natural beauty.
Residents of Pearl Ridge can visit Ko Olina or Waikiki for beach weekends.

A-minus grades with Pearl City Schools
The Hawaii Department of Education operates a statewide district, but Pearl City has its own “complex area” within that district. Many schools in this complex receive A-minuses from Niche, including standouts such as Manana Elementary, Palisades Elementary and Pearl City High. The high school has model academies that provide real-world experience with culinary arts, health sciences, international business and other fields.
Manana Elementary School is is a part of the Pearl City Complex in the Leeward District.
Pearl City High School is a public, co-educational school located in Pearl City.

Crime decrease with Honolulu Police Department
The Honolulu Police Department serves Pearl City and the rest of greater Honolulu. They reported that in 2023, violent crime was down 15% from the previous year, and property crime decreased by almost 30%.
The Honolulu Police Department covers Pearl City, keeping crime rates low.
Most Pearl City homes are single story ranchers or mid-century houses built in the 70's and 80's.

Department stores on the south side, Pearlridge Center
Department stores, grocers, restaurants and other services are on the city’s south side, closest to Pearl Harbor. Pearlridge Center is in this area too, and with 170 businesses, it’s the largest indoor mall in Hawaii. This mall is close to Joint Base Pearl Harbor-Hickam, so some stores offer military discounts of up to 60%. While Pearlridge hosts a small farmers market on Saturday mornings, the Aloha Stadium Swap Meet is just south. It’s the state’s largest open-air flea market with over 400 vendors on Wednesdays, Saturdays and Sundays.
Pearlridge Center is the hub of retail in Pearl City.
Large national chains offer Pearl City residents plenty of shopping options.
