With gated entrances and proximity to Pearland Golf Club, Country Place is a desirable place to live 15 miles south of Houston. The neighborhood is comprised of two subdivisions on either side of McHard Road. Country Place, the neighborhood’s namesake, is an active living community for those aged 55 and older, and The Lakes at Country Place is not age-restricted. This makes the neighborhood a popular choice for multigenerational families: grandparents can have their own place a few streets away from their kids and grandkids, and meet up at the golf course in between their homes. Both subdivisions provide opportunities to be socially engaged and physically active with a plethora of amenities, activities and clubs. The community borders South Freeway, which is lined with medical offices and shopping centers, like Pearland Town Center. Nearby houses of worship include Sri Meenakshi Devasthanam Hindu temple and Pearland Islamic Center. Country Place provides a secure, deed-enforced community in Pearland, zoned for some of the highest rated schools in Brazoria County.

Housing options: Country Place vs. The Lakes at Country Place

Both subdivisions were developed by U.S. Homes, so properties have a uniform look throughout the neighborhood. Brick New Traditional homes sit on tidy, grassy lawns; yards include a leafy tree or two. Some homes have lake and golf course views.

Country Place is the older subdivision, with homes built in the 1980s, 90s and early 2000s. “As for the housing market, there are more homes on the market now than when we moved here two years ago,” says Leslie Fuller, a Country Place resident and Keller Williams Realtor who specializes in the 55+ community. Ranch-style homes range from about $200,000 to $435,000, depending on size and renovations. Monthly HOA fees of about $200 go towards the clubhouse and recreation facilities. Townhouses ranging from about $150,000 to $285,000 are primarily clustered on the eastern side of this 55+ community. Monthly HOA fees for townhouses cost about $530, which covers insurance and maintenance of the grounds, the clubhouse and shared recreation facilities.

The Lakes at Country Place has newer homes built in the 1990s and early 2000s. Homes may be one or two stories; some have multi-car garages with extra wide driveways. Prices range from about $360,000 to $550,000. HOA fees total $1,755 annually, go towards the upkeep of the community clubhouse and recreation facilities.

Community activities, outdoor recreation and Pearland Golf Club

Country Place and The Lakes at Country Place have their own community centers and recreational amenities. However, both subdivisions are very close to the expansive Tom Bass Regional Park, which has a dog park, jogging trails, volleyball courts and other outdoor public facilities. Pearland Golf Club is the 18-hole course between the two subdivisions, which offers memberships at varying levels.

“Country Place is an incredibly active community,” Fuller says. “Centered around the Carriage House and the Pearland Golf Club – which we own and maintain – there are daily activities including fitness, crafts and every type of table game you could imagine. Our first-class pool and lounging area is always busy with water aerobics and fitness classes. There is karaoke almost every weekend, either at the Pear Grille or the Carriage House, and golf cart parades every time there is a major holiday.”

The Lakes at Country Place allows catch and release fishing in the subdivision’s lakes. Otherwise, the clubhouse is the major hub for recreation; here, homeowners can access the fitness center, pool, playground, pickleball courts and other amenities. “We don't really share any events or activities with Lakes at Country Place, as they have their own community center and are not a 55+ community,” Fuller says. “But we are very friendly and share Facebook pages and garage sales.”

Top marks for Pearland Independent School District

Country Place is strictly for those aged 55 and up, but kids living in The Lakes at Country Place are zoned for Pearland Independent School District. Niche rates it as A-plus overall and the best school district in Brazoria County. Students may attend Challenger Elementary and Rogers Middle, which are both rated A. They may then advance to Berry Miller Junior High, which is also rated A and the best public middle school in the county, according to Niche. Glenda Dawson High, rated A-plus, rounds out the highly regarded public school pipeline.

A car-dependent area with proximity to Houston’s best medical care

Though the area is car-dependent, Country Place residents can use their own golf carts to get around the neighborhood. South Freeway borders the neighborhood, and HCA Houston Healthcare Pearland is a hospital on the other side of the highway. Texas Medical Center, where over 60 medical institutions are densely packed within two square miles, is a 15-minute drive up South Freeway. Residents also have quick access to Sam Houston Tollway, a toll road that loops around Houston. William P. Hobby Airport is about a 20-minute drive away.

Shopping and dining along South Freeway

The neighborhood is situated close to several restaurants and retail centers. Shadow Creek MarketPlace has Whataburger, Kroger and 7Spice, a casual Cajun seafood restaurant known for its house butter sauce. Locals can fuel up at Buc-ee’s, browse outdoor recreation gear at Bass Pro Shops and sit in the rocking chairs at Cracker Barrel Old Country Store. Further down South Freeway, the Shadow Creek Ranch shopping center is home to large retailers like H-E-B Plus and Walmart Supercenter.

Neighborhood safety and environmental awareness in the greater Houston area

The overall CAP Index crime score is 2 out of 10, lower than the national average of 4. Both subdivisions have a gated entrance. “Country Place residents feel relatively safe as we have a manned gate and patrolled security 24/7,” Fuller says. As for The Lakes at Country Place, visitors must present a photo ID to enter, and residents have car decals to pass the security gates. Residents can reach out to The Lakes’ Community Safety Committee to report safety concerns.

While Country Place has a low crime score, the area can experience high summer temperatures that reach triple digits. The greater Houston area is also at risk for high winds, which may result from tornadoes or hurricanes. Country Place carries a flood risk, especially along Clear Creek at the neighborhood’s northern edge.
