A golf lifestyle and top-rated schools in Southwyck
When Southwyck Golf Club opened in 1988, builders started construction on the surrounding master-planned residential community, Southwyck. With the golf course as the main draw, building continued through the 1990s, and today, the neighborhood is complete with nearly 1,700 homes. "We moved to Southwyck in 1994, mainly so our daughter could go to Pearland ISD, and because my husband and I are big golfers. It was the perfect fit," says Martha McCumpsey, a local Realtor with Keller Williams who has 20 years of experience. "It's a very small community, so everyone knows basically everyone. It's interesting; at home, it feels like a little bubble, but we're only 30 minutes from all the fun craziness of Houston."
New Traditional homes and well-maintained landscaping
The neighborhood has three sections, all with their own board of directors under the Southwyck Community Association. Adorned with lakes, lined with wide sidewalks and interspersed with green spaces, Southwyck has a natural yet neat ambiance. "The main HOA and all the different sections do a tremendous job of keeping the neighborhood spotless," McCumpsey says. "Southwyck certainly doesn't have the newest homes in the city, but you wouldn't know it. People keep their yards and homes pretty spotless, and most of our neighbors have had renovations done." Southwyck has New Traditional homes characterized by brick exteriors and large, prominent windows. Homes in the community typically sell between $250,000 and $450,000, with price dependent on square footage and the amount of renovations a home has undergone. The area's CAP Index Crime Score is 2 out of 10, below the national average of 4.
Students attend the highly rated Pearland Independent School District
The Pearland Independent School District serves Southwyck, a huge draw for families looking to move. "One of the biggest questions we get asked is if a neighborhood is associated with the Pearland ISD," McCumpsey says. Kids can start at Silverlake Elementary School before heading to Rogers Middle School and Berry Miller Junior High School, all of which get an A from Niche. Glenda Dawson High School, which receives an A-plus, is ranked as the best high school in Brazoria County based on college preparation and academic accolades, according to Niche. It's ranked in the top 200 list for Texas and regularly receives top scores from the Texas Education Agency during annual assessments.
Tee time at Southwyck Golf Club and community green spaces
The community is well-known for the Southwyck Golf Club, which is open to the public and features a links-style course. "Almost everyone in Southwyck golfs; it's such a big thing for our community. It's one of the main reasons we moved there," McCumpsey says. "Aside from the golfing, the HOA keeps the parks and all the recreation in great shape. You'll always see kids out at the playground and riding their bikes all the time, whenever they're not in school." Two of the three sections have community pools, playgrounds and sports fields. Section V, one of the smallest portions of Southwyck, has fewer amenities, though it does have the neighborhood's only fishing pier.
The huge retail area of Pearland Town Center
Southwyck is just outside Pearland Town Center, the city's largest retail area. "Basically, all our shops and restaurants are on Broadway and 288, so it creates some traffic. But it is convenient to have everything in one place," says Mayor Kevin Cole, who worked as an infrastructure developer for Pearland in the 1990s. "Thirty years ago, you had to go into Houston for everything, but now most of what you need is right in Pearland." Major big-box stores and grocers, such as Kroger, Walmart and Target, are all found within Pearland Town Center, alongside national retailers and restaurants. Much like Houston, the food scene in Pearland is diverse, from Tex-Mex at Gringo's Mexican Kitchen to Vietnamese fare at Yummy Pho & Bo Ne.
Quick access to Houston commutes and nearby flight options
Two of the city's main roads, Broadway Street and Magnolia Parkway, border the neighborhood on either side. They connect to State Highway 288, which flows directly into Houston. The central hub of George Bush Intercontinental Airport is 34 miles away, and 12 miles north is the William P. Hobby Airport. While much smaller, the Hobby Airport is an option for select direct flights. The Memorial Hermann Pearland Hospital is 2 miles away, less than a 10-minute drive even during daily heavy traffic.
