In 1995, a residential boom swept west in Pearland, giving the city what would become some of its most well-known neighborhoods — Sunrise Lakes was a product of this growth. The development of Sunrise Lakes began in 1999. Manicured lawns and contemporary architecture create a cohesive look. "The homes here are very well-maintained," McCumpsey says. The 700 single-family residences feature brick exteriors and up to 2,500 square feet of space. Prices typically range from $300,000 to $450,000, depending on the floor plan and year built. "Usually, neighborhoods zoned to the Pearland ISD come with higher prices, but Sunrise Lakes is very reasonable,” McCumpsey says.

Pearland ISD schools attract many homebuyers
“One of the biggest questions we get asked is if a neighborhood is associated with the Pearland ISD,” McCumpsey says. “People are willing to pay extra or relocate to a certain neighborhood if it’s in that district.” Kids can start at Challenger Elementary School before heading to Rogers Middle School and Berry Miller Junior High School, all rated A on Niche. Glenda Dawson High School, which receives an A-plus, is ranked as the best high school in Brazoria County based on college preparation and academic accolades. It also regularly receives top scores from the Texas Education Agency during annual assessments.

On-site recreation and a community lake that allows fishing
The area's main recreational green space is near the neighborhood's entrance off Sunbird Court. Broadway Street, the main road outside of Sunrise Lakes, is lined with retail strips and leads into the heart of the Pearland Town Center. “Looking back on it, we probably should have spread out the retail. Basically, all of our shops and restaurants are on Broadway and 288, so it creates some traffic,” says Mayor Kevin Cole, who worked as an infrastructure developer for Pearland in the 1990s. “Thirty years ago, you had to go into Houston for everything. Now, you really don’t have to leave Pearland.” Major big-box stores and grocers, such as Kroger, Walmart and Target, are all within a 2-mile radius of the community. Much like Houston, the food scene in Pearland is diverse, from the Mongolian-style barbecue at Mongo to the classic Southern eats at Mikki's Soulfood Café.

Commuting into Houston, flight options and nearby healthcare
Broadway Street borders the neighborhood's south side and connects to State Highway 288 about a mile west, which flows directly into Houston. George Bush Intercontinental Airport is 34 miles away, and 12 miles north is William P. Hobby Airport. While much smaller, the Hobby Airport is useful for select direct flights. The Memorial Hermann Pearland Hospital and its several medical plazas are only 2 miles from Sunrise Lakes, less than a 10-minute drive even during heavy traffic.
