Living in a small community in New Tampa
Preserves and pockets of woodlands provide a natural backdrop beyond the curving residential streets in Pebble Creek. This census-designated place, dating back to the 1970s, contains some of the oldest homes in the New Tampa area. Many subdivisions have private trails and green spaces. "People move here for the location. It's not too far from main attractions in Tampa,” says Ollie Green, a Realtor and owner of Fleur De Lis Luxe Realty. “It’s also still somewhat affordable." The county is improving the area through development projects, including sidewalk construction in residential areas.
Lakefront apartment living is available in Pebble Creek Village.
Split level stucco homes are the most common in Live Oak Preserve.

Pebble Creek has contemporary-style homes
The community is made up of large, master-planned developments like Pebble Creek Village and the gated Live Oak Preserve Village . The latter has CDD fees that are lower than other subdivisions in New Tampa. Pebble Creek Village has contemporary styles from the late 1970s to 1990s. More recent New Traditional houses are inside Live Oak Preserve Village.
“We are seeing more seller concession towards interest rates and buyers closing costs,” Green says. “That’s attractive because buyers have a more reasonable price median for the metro area.” The median price for a single-family home in Pebble Creek is around $470,000, higher than the national median. "There’s a mixture of residents. But Pebble Creek attracts first-time buyers because there's a plethora of condos and townhomes," Green adds. Townhouses and condos often cost between $200,000 and $350,000.

Learning in Hillsborough County Public Schools
Hillsborough County Public Schools, one of the nation's largest districts, earns a B-plus rating on Niche. Most Pebble Creek students are zoned for nearby schools, such as Turner-Bartels K-8 School. Located off Bryce B. Down Boulevard, the combined elementary and middle school earns a B.
The University of South Florida, about 10 miles away, offers several programs for aspiring health professionals, scientists and business leaders. According to Niche, the school is among the top 20 public universities in the country and earns an A-plus.
Pride Elementary School is a public school located in Tampa, FL, which is in a large suburb setting.
Wharton High School is a public high school located on Bruce B. Downs Boulevard near Grand Hampton.

Nearby spaces like Cross Creek Park
Public green spaces are a few miles beyond the community. Cross Creek Park, a new addition to the region, has ongoing projects that include a future community center and indoor gym. Local children gather at Live Oak Little League Fields, next to the K-8 school, for games and practices. Nearby Cypress Creek Nature Preserve provides camping sites in addition to trails for bicyclists and equestrians.
The Pebble Creek Golf Club closed in 2021, and plans for the abandoned course remain in dispute. Locals have petitioned to keep the grounds as is while developers attempt to rezone the land for new housing.

Visiting Pebble Creek Collection or the Shops at Wiregrass
Inside the community awaits Pebble Creek Collection, a local strip mall offering casual dining and businesses. More retail lies beyond the area, off Bruce B Downs Boulevard. The road contains a mix of big-box chains, grocery stores and specialty markets less than 5 miles from most homes. To the north awaits The Shops at Wiregrass, a shining retail destination with indoor and outdoor storefronts. During the year, the shopping hub hosts farmers markets twice a month as well as other events, like car shows and the Turkey Trot, an annual Thanksgiving tradition.

Events off Sydney Washer Road
New Tampa Performing Arts Center hosts live musical and theatrical performances. Residents head just over 10 miles south to attend regional events at the fairgrounds on Sydney Washer Road. The Hillsborough County Fair has attracted over 20,000 visitors each year. In the winter, locals can drive nearly 2 miles through an illuminated display at the Tampa Bay’s Festival of Lights.
Taking to Interstates 75 and 4
There's an HCA Florida New Tampa Emergency room just west of the community; further down Bruce B. Downs Boulevard is AdventHealth Care Pavilion New Tampa. The area has no public transit, so locals often travel by car. The nearest Interstate 75 interchange is 5 miles south, which connects to Interstate 4 within 12 miles. Drivers can reach downtown Tampa in around 20 miles. Tampa International Airport, 30 miles away, offers over 90 nonstop flights daily.
Crime and weather trends in the region
According to the Florida Department of Law Enforcement, the county's violent crime rate dropped between 2023 and 2024, while the property crime rate increased significantly.
The Tampa area has mild winters and hot, humid summers. Hurricane season, between June and late November, can bring high winds and heavy rainfall to the region.
