The community of Pelican Bay was born out of founder Olen Yandell's dream to have his own Sausalito, a picturesque resort just outside San Francisco. Yandell owned 148 acres of land along the shores of Eagle Mountain Lake, previously occupied by his 150 grazing cows. In 1970, Yandell named his development Pelican Bay, and in 1981, the community was officially incorporated and housing began to develop. Today, Pelican Bay is Tarrant County's best-kept secret, tucked away from Fort Worth with proximity to the water. "It's a unique lakeside community that's very affordable for its access to a nice lake," says Realtor Sue Laux of eXp Realty. "It's set up in a community-oriented way. People help each other here." In the neighborhood's early development, Yandell emphasized he wanted to create a "friendly place with nice people," and Pelican Bay today holds firm to its founder's wishes with its tight-knit community.

A mix of manufactured homes and custom estates
Pelican Bay was initially planned as a resort community, and while it's primarily residential today, the shady streets and proximity to the lake contribute to a resort feel. Buyers will mostly find manufactured homes on tree-covered lots. "The lots are a good size, so you won't feel crowded with your neighbors," Laux says. Other popular home styles include traditional brick ranch-style houses and new traditional homes in subdivisions. These newer homes have built-in garages and sidewalks, offering walkability through the neighborhood. Some gated communities, like Laguna Bay Estates, offer privacy and security for those looking for a waterfront house. These homes come in several styles, including brick and stone Millennium Mansions and modern, contemporary homes. Manufactured homes cost between $100,000 and $180,000. Traditional ranch-style houses range from $400,000 to nearly $800,000, and luxury waterfront homes are listed between $1 million to $3 million.
