The Wild West in Oregon

When people hear “The Wild West,” they usually imagine dusty towns in states like like Arizona, New Mexico or Wyoming. One place that may not come to mind right away is Pendleton. Set at the base of the Blue Mountains and situated on the south bank of the Umatilla River, this eastern Oregon city can ride up there with the rest of them. It began as a wool manufacturing hub, producing blankets to trade with the local indigenous tribes. After expanding to clothing and other merchandise, the local wool industry grew. Today, Pendleton wool products are still very much renowned for their craftsmanship. In fact, the Pendleton Woolen Mill is still in full swing and is one of the few remaining mills in operation in the country. In addition to industry, Pendleton has become a cultural seat, with live music venues, two symphony orchestras and an arts center. Plus, its mountain and riverside location also offers plenty of space for outdoor recreation and its famous annual rodeo. All in all, Pendleton is a hidden gem with plenty of stories to tell.

Walking, swimming and exploring Pendleton's parks

The city includes 22 parks and over 60 miles of trails. Roy Raley Park has basketball courts, a grass amphitheater and an ice rink in the winter. The Pendleton Aquatic Center and the Til Taylor Splash Pad provide refreshing places to cool off both indoors and out. Pendleton River Parkway offers walks and chances to catch the breezes off the Umatilla River. Further outside the city is both the Umatilla National Forest and the Wallowa-Whitman National Forest, with plenty of hiking and recreational opportunities.

A historic and walkable downtown district

Main Street is at the epicenter of the city’s downtown area and is lined with shops and restaurants. Some even carry historic significance like the Rainbow Café, the oldest tavern in the state. According to Heidi Carver, a broker for Stellar Northwest Realty who has sold in Pendleton for over 10 years, residents also like to make the 40-mile drive to Walla Walla or the 70-mile drive to the Tri-Cities for even more shopping and dining options.

Large lots and slight declines in home values

Condos, ranch-style homes and bungalows are common styles in Pendleton's residential areas. "There's a mix of housing styles, with a majority of them being older, turn-of-the-century Victorian homes," Carver says. "It's a little less on the spectrum for development compared to places like Hermiston and Umatilla. Instead, you have custom-made homes that are being built sporadically," she adds.

For a single-family property with up to three bedrooms, it may cost anywhere from $165,000 to $300,000. On the other hand, a property with more than three bedrooms can cost from $350,000 to $500,000 with the occasional outlier beyond this range. The median price for a single-family home is $309,750. Since the last quarter of 2024, average home values have been experiencing a slight decline, currently hovering around $450,000.

Rodeos, parades and smaller events

A Wild West town would be remiss without a rodeo and Pendleton certainly has that covered. In fact, the Pendleton Round-Up is one of the ten largest rodeos in the entire world. Every September, the rodeo goes on for four days and includes bull riders, a parade and the time-honored Happy Canyon pageant, which portrays the settling of the American West. Downtown Pendleton is the site of December’s Holiday Lighted Parade. The Pendleton Library has events for both kids and teens, with book clubs and workshops for trying new skills and making friends. The city also has several museums to honor and preserve its local narrative and heritage, and there's always a performance to catch at the Happy Canyon Arena.

I-84 and air travel

Pendleton is right outside of Interstate 84, an important highway for navigating between Oregon and Washington. Public transportation is provided by the city's Let'er Bus Transit authority. The Eastern Oregon Regional Airport is the largest in northeast Oregon and is 4 miles away. The nearest hospital is St. Anthony Hospital, which is right in town.

Climate trends and declining crime in Pendleton

The city experiences warm summers and mild winters, with a good amount of snowfall expected in the latter. Data from First Street suggests that Pendleton has severe risks for wildfires and air quality, as well as a moderate risk for heat.

Crime has experienced a downward trend in Pendleton. In 2023, the FBI received data from the Pendleton Police Department that revealed a 15% decrease in violent crime and a 7% decrease in property crime.
