Nestled in the outskirts of Philadelphia , Penn Wynne is a vibrant neighborhood that combines suburban living with urban convenience. "It's very close to the city, the city limit, City Avenue, borders the neighborhood. If you cross it, you're in Philadelphia," says Rita Talvacchia, a local real estate agent with Berkshire Hathaway HomeServices. Penn Wynne and the township it's in, Lower Merion , are part of the Main Line, a region defined by several prosperous counties and townships northwest of Philadelphia. "The name Main Line is based on a historic railroad that used to run through the area," Talvacchia notes. Main Line communities share similar draws like highly rated school systems, abundant green spaces and active local initiatives. Penn Wynne is zoned for the Lower Merion School District, which is consistently ranked among the top districts in Pennsylvania and serves as a major draw for families. The neighborhood is primarily residential, but shopping and dining options are easy to access along City Avenue, the road that separates Penn Wynne from the western Philadelphia city limit. This area has an overall CAP Index Crime Score of 3 out of 10, slightly lower than the national average of 4.

Brick and stone homes on spacious lots and tree-lined streets

Though Penn Wynne’s housing stock is primarily single-family homes, the neighborhood also offers multifamily options like townhomes, duplexes and apartment units at Green Hill Condominium. Colonial styles, Tudor homes and traditional architecture are common, and are often accompanied by original stone and brick facades. Spacious, well-maintained lawns and tree-lined sidewalks create a leafy, suburban atmosphere. Most single-family properties range from approximately $450,000 to $950,000, but larger, custom-built homes occasionally sell for upwards of $1 million. Contemporary condos at the Green Hill complex typically cost between $140,000 and $300,000. Townhomes and duplexes are priced from $390,000 to around $700,000.

Lower Merion schools earn A-plus ratings and national recognition

Lower Merion School District earns an overall A-plus Niche grade and has had multiple schools recognized by National Blue Ribbon Awards for Excellence in Education. Kindergarten through fourth-grade students can attend Penn Wynne Elementary, and grades 5 through 8 are served by Black Rock Middle School, which opened in 2022 and has yet to be rated by Niche. Lower Merion High School excels both academically and athletically, with a notable alumni roster that includes NBA basketball icon Kobe Bryant. Penn Wynne Elementary and Lower Merion High are both rated A-plus and were ranked the best public elementary and high school in Montgomery County on Niche’s 2026 list. Penn Wynne’s private school options include Friends’ Central School, an A-plus-rated Quaker institution that serves students from kindergarten through 12th grade. Villanova University and the University of Pennsylvania are within a 5-mile drive of Penn Wynne.

Year-round recreation at Penn Wynne Park and the Kaiserman JCC

Penn Wynne Park—also called Manoa Park in reference to the road it's on—is the neighborhood’s recreational hub, spanning approximately 10 acres and featuring sports fields, tennis and basketball courts, a playground and walking paths. When snow falls, people across Wynnewood flock to Penn Wynne Park for its sledding hills. The Kaiserman JCC is a popular community center where residents can find year-round recreation facilities. The JCC not only offers outdoor amenities like a swimming pool and baseball field complex, but also has extensive indoor facilities, including a gymnasium with a basketball court, fitness rooms and a library. The outdoor pool is covered and heated in the winter so people can swim even in cold weather. For golf enthusiasts, the nearby McCall Golf Club is a private 18-hole course with limited public access for events and outings.

City Avenue and Suburban Square have shopping and dining options

Residents can find shopping and dining options lining City Avenue, or U.S. Route 1 . Along the avenue, shoppers can browse discount retailers like Five Below, T.J. Maxx, and Dollar Tree, as well as essentials like ALDI grocery store and CVS pharmacy. Fast-food favorites such as Dunkin’ and McDonald’s are also nearby. A range of local restaurants sit just across City Avenue in Philadelphia, offering diverse dining choices close to home. Two miles away, the Suburban Square shopping center in Ardmore features stores like Madewell and lululemon, along with Trader Joe’s and the Ardmore Farmers Market.

Convenience to highways, SEPTA transit and the Lankenau Medical Center

Penn Wynne residents are convenient to several major thoroughfares, including U.S. Route 1. Center City is 9 miles away. "You can get on Haverford Avenue in Penn Wynne, drive 20 minutes, and be in the heart of urban Philadelphia," Talvacchia says. Interstate 476 has an on-ramp less than 5 miles away, and residents can enter Interstate 76 roughly 6 miles from the neighborhood. SEPTA (Southeastern Public Transportation Authority) has fixed bus routes along City Avenue, regional rails pass through Overbrook Station less than 5 minutes away, and the 69th Street Transit Center is 3 miles from the neighborhood, offering commuter access to the Norristown High Speed Line and metros that connect to downtown Philadelphia. Philadelphia International Airport is less than 10 miles away, but highway traffic can make the drive take much longer. Penn Wynne is home to the Lankenau Medical Center, a Main Line Health hospital with a 24-hour emergency department.
