Saddleback has nature-focused living in fast-growing North Peoria

With mountain views around every corner and trails leading out into the Sonoran Desert, Saddleback was built to feel like part of the Arizona landscape. This new master-planned community in North Peoria first started selling homes in 2026. It's all about a nature-focused lifestyle here, with a resort-style recreation hub, 60-plus miles of trails and easy access to Lake Pleasant. With new employers and amenities moving in, snagging a spot in Saddleback is an investment in this growing corner of the Valley.

New construction from five different builders

Saddleback’s new homes include Spanish Colonial Revival and Monterey styles that blend into the desert and come in a wide range of sizes. “Whether you're looking for luxury or you're looking for a first-time home buyer, there's something for everyone there,” says Kelley Norton, a Valley native and associate broker with eXp Realty with over 25 years of experience in the area. Five builders are at work in Saddleback, each with their own collection:

  • Taylor Morrison: Stucco-sided homes with floor plans from around 1,600 to 3,900 square feet
  • Lennar: Single-level designs and multigenerational living suites
  • Camelot Homes: Luxury homes with floor plans from 3,000 to 5,500 square feet in a gated community
  • David Weekley Homes: Functional layouts with a modern look
  • Toll Brothers: Gated community with floor plans from around 2,500 to more than 3,500 square feet
Prices currently range from the mid-$400,000s to the mid-$700,000s for Taylor Morrison homes. “Comparing it to nearby communities, you're getting a better value, and you're getting the opportunity also for a bigger lot,” Norton says.

Expect slightly higher taxes because of a CFD

In Arizona, a Community Facilities District (CFD) is a special taxing district that helps pay for a new community's public infrastructure. “Any master-planned community like this is going to have a CFD — it’s wrapped into your taxes,” Norton explains. “Given what the community offers and the lifestyle that it's providing, it's only a slight increase in your taxes annually.”

Saddleback has a unique nature-focused lifestyle

At the heart of Saddleback, a recreation hub called the Base Camp has a resort-style pool, a yoga area and an outdoor amphitheater. Throughout the community, you'll also find exercise stations, green spaces and pickleball courts, as well as 60 miles of trails through the Sonoran Desert that connect directly to neighborhood streets. Norton says one of Saddleback's standout features is that it was built to feel like a wellness retreat. “When you’re in the community, you get the feeling the developer is trying to bring nature closer to your life and bring the outdoors in.”

All the attractions of Lake Pleasant are just a short drive away

Saddleback sits just south of Lake Pleasant Regional Park, a popular spot for boating, jet skiing, fishing and camping. You might spot the park's famous wild burros as you hike along the shoreline or take a guided kayak tour. The current route to the lake is about 20 miles, but Norton says there are plans to connect Vistancia Boulevard to state Route 74, which will provide closer and easier access to Lake Pleasant.

Close to the Taiwan Semiconductor and Amkor Technology facility

One of the biggest drivers of growth in the North Peoria region is the new Amkor Technology development and the nearby Taiwan Semiconductor Manufacturing Company (TSMC) plant. Saddleback positions you close to these massive economic drivers, but you’re a bit farther from major cities. Here's what you can expect for commutes:

  • TSMC is about 17 miles away
  • The Amkor facility's location is about 10 miles away
  • Downtown Peoria is about 25 miles away
  • Downtown Phoenix and Phoenix Sky Harbor International Airport are just over 40 miles away

Peoria’s highly rated public schools offer specialty programs

Saddleback is mainly served by the Peoria Unified School District. Kids may attend nearby Lake Pleasant Elementary School, a prekindergarten through eighth-grade school with an A-minus from Niche. From there, students head to Liberty High School, also rated an A-minus by Niche, which offers Career and Technical Education pathways in areas such as sports medicine, law enforcement and culinary arts.

Head into Vistancia for a growing shopping and dining scene

For errand runs, you can head a few miles south into Vistancia for a Safeway and Fry's Marketplace, plus a couple of restaurants. A major development called Five North at Vistancia is bringing in new retail, dining and entertainment. When you want more options, it’s about 10 miles to the Four Corners shopping area, where you’ll find big-box stores like Target and Sprouts Farmers Market, plus a movie theater.
