Despite its natural surroundings, living here also keeps you close to shopping, dining and major transportation routes.

Single-family homes, calm streets and a high median for Phoenix

While there are some ranch-style homes dating to the 1970s and '80s, many of the houses in Stetson Valley are Mediterranean-style designs built in the 1990s and 2000s. Single-family options make up nearly all the housing, and they often have attached garages and backyard pools. Sales typically range from the mid-$300,000s to around $1.5 million, though custom-built estates can reach about $2.5 million. The median home price is about $580,000, higher than the citywide median.

The community is known for its relatively calm setting. Blake Randall, a Realtor with LPT Realty LLC, says low through traffic is part of the reason. “That makes it great for families with small children, because they have room to roam,” he adds.

Playgrounds, hiking trails and proximity to Hurricane Harbor

There are dozens of pocket parks with playgrounds throughout Stetson Valley, as well as two major natural areas that help make outdoor recreation part of life. Deem Hills Recreation Area spans nearly 1,000 acres of rolling desert hills, with a network of trails popular with hikers and mountain bikers. The park also includes a dog park, athletic courts and additional play areas for children. Nearby Thunderbird Conservation Park covers nearly 1,200 acres in the Hedgpeth Hills, with miles of trails open to hiking, biking and horseback riding. For a different kind of outdoor fun, Six Flags Hurricane Harbor Phoenix, one of Arizona's largest water parks, is just south of the community.

Learning through the Deer Valley district

Families are served by the Deer Valley Unified School District. Many students start at Stetson Hills School, a kindergarten-through-eighth-grade school that offers gifted services and before- and after-school care. Students then advance to Sandra Day O'Connor High School, which has an A-minus rating from Niche and has an Air Force Junior ROTC program.

Close to Happy Valley Towne Center and The Shops at Norterra

Stetson Village Shopping Center along Happy Valley Road covers many everyday needs, with a Safeway grocery store, an urgent care center, a fitness studio and a spa. There are also a few dining options, including:

  • Picazzo's Healthy Italian Kitchen, an Italian restaurant with an extensive gluten-free menu
  • Bambino’s Sports Grill, a popular spot to enjoy pub fare and catch the game
  • First Watch, a chain specializing in breakfast, brunch and lunch
  • Kobito Poke, a casual restaurant serving customizable poke bowls
The selection expands even further just across Interstate 17, where Happy Valley Towne Center and The Shops at Norterra add even more places to shop, dine and run errands.

Convenient access to I-17 and Loop 101

Locals have several ways to get around the Phoenix metro area. “It may be tucked away between the mountains, but it’s very accessible,” Randall says. Interstate 17 runs along the eastern edge of Stetson Valley, providing a direct route to Downtown Phoenix, about 25 miles south. Loop 101 is also nearby, helping connect residents to other parts of the valley. Although there is Valley Metro bus service in the community, most residents rely on cars for daily travel.
