Located in northern Phoenix, Deer Valley appeals to homebuyers seeking a mix of convenience and outdoor recreation. Living here puts urban amenities such as shopping, healthcare and major freeways within easy reach. At the same time, parks and mountain preserves are close at hand, so it's easy to go from running errands to hiking a nearby trail.
The community has a wide variety of housing, though single-family homes make up the largest share. You'll find everything from midcentury ranch-style houses in established neighborhoods to newer custom builds in communities such as Vision Hills Estates. Some properties are relatively compact, while others span multiple acres and have space for horses. Sales typically range from the mid-$200,000s to around $1 million.
Multifamily options are also available, with some condos and townhomes located in gated subdivisions with community pools. Condos tend to sell from the mid-$100,000s to the low $300,000s, while townhomes generally range from the mid-$200,000s to the low $400,000s. In general, “The demand for housing is very strong in Deer Valley,” says Shannon Klinge, broker with Moonlight Properties Ventures.
There are several parks and open spaces in the area. Acoma Park has a playground, picnic areas with barbecue grills, a basketball court and a walking path. Deer Valley Park covers more than 50 acres and includes similar amenities, plus a seasonal pool, a dog park and tennis courts. Nearby Skunk Creek Linear Park is a popular spot for walking and horseback riding.
Just north of Loop 101 is Adobe Dam Regional Park, which is home to Six Flags Hurricane Harbor Phoenix, one of the state’s largest water parks. You can also explore Thunderbird Conservation Park, where miles of trails wind through the Hedgepath Hills.
One of the advantages of living here is the easy access to shopping, Klinge says. You can stop by Deer Valley Towne Center, where there’s a Target and other national retailers. The neighborhood has a Costco Wholesale and several grocery stores as well.
There are also plenty of places to eat, ranging from fast-casual chains to sit-down restaurants. San Idli is a local favorite for vegetarian Indian cuisine, while Fast Eddie's Diner is known for its classic diner fare and vintage car-themed decor. You’re also just a few miles from the Happy Valley Towne Center and the Shops at Norterra, two major retail and dining destinations.
Most residents rely on cars for travel. HonorHealth Deer Valley Medical Center is located within the neighborhood, which can mean a short drive to work for healthcare employees. The community’s direct access to Loop 101 and Interstate 17 also makes it easy to commute to major job centers throughout the valley.
Downtown Phoenix is roughly 20 miles away, with drive times ranging from about 25 to 45 minutes, depending on traffic. It’s about 15 miles to Glendale, and the commute usually takes between 20 and 40 minutes.
Depending on their address, families are served by either the Washington Elementary School District and the Glendale Union High School District or the Deer Valley Unified School District. All three offer open enrollment. Some kids go to Park Meadows Elementary School, which has an A-minus rating from Niche. Barry Goldwater High School offers the International Baccalaureate program. Other options include the Gary K. Herberger Young Scholars Academy, a private middle and high school with an A-plus Niche rating.
