Forest Hills offers ranch-style homes and split-levels for $125,000 to $275,000 as well as condos in the Sterling Arms community typically between $25,000 and $50,000. Home prices are more expensive than in other nearby neighborhoods, like El Vista, but many people are moving to this side of Peoria from higher-priced big cities like Chicago. “It’s a good place to raise a family,” says real estate agent Dale Jorgenson, leader of the Jorgenson Group with Jim Maloof Realtor. “In recent years, it has been recognized as an affordable, high quality of living option for people.”The northern side of the neighborhood feels more private. Its curving streets lack sidewalks, so lawns run straight to the curb. Meanwhile, sidewalks line the streets in the southern half of the community, leading to several cul-de-sacs.

Becker Park is just down the street from Forest Hills, offering a playground, basketball courts and a skate park within walking distance of most homes. Golfers can practice their swing at the public Newman Golf Course. While Forest Hills is on the city's western edge, it’s still within 5 miles of downtown. “There’s no gridlock in Peoria,” Jorgenson says. “You can get anywhere in the area in about 15 minutes.” OSF Forest Park and the city’s other medical centers are on the way downtown, about 4 miles away, and General Wayne A. Sterling Bazaar sits on the eastern side of Forest Hills, offering a Kroger and a small collection of local restaurants within walking distance of homes. Louie Legends specializes in wings and fast food but has unique menu items like the Philly cheesesteak egg rolls and gizzards. Golden Kitchen Restaurant, also in the shopping center, serves Asian fare. When locals want to go a bit farther from home for a night out, more restaurants are on the eastern side of I-74. A Walmart and Aldi are just under 2 miles from Forest Hills.
