Suburban Peppermill Village is close to D.C. and Maryland retailers
Peppermill Village offers modest suburban homes within minutes of two Metro stations, the Capital Beltway and major Prince George’s County shopping centers. “The biggest draws are home affordability and convenience when working in D.C.,” say Steve and Ida Belinky, real estate agents with RE/MAX United Real Estate, who each have over 40 years of experience in Maryland. “It’s part of that Capitol Heights zip code that has two Metro stations, so you can take the train to Largo Town Center if you want.” With its location, it can be a convenient bedroom community for Washington commuters. Residents are also within a couple of miles of Northwest Stadium to catch NFL games or concerts.
Modest single-family homes, condos and townhouses
Peppermill Village’s compact suburban streets are lined with brick ramblers, bungalows, Cape Cods and raised ranches, mostly built after World War II. Homes in the area are priced from $280,000 to $500,000, depending on lot size, square footage and age. There are also modest garden-style condo units and townhouse subdivisions like Heritage Knolls, which typically occupy the lower end of the price range.
Nearby community parks and a short drive to Northwest Stadium
In the summer, locals can head to J. Franklyn Bourne Memorial Swimming Pool, a public pool within the community with a waterslide and a playground. Peppermill Community Center is along Hill Road, and offers a playground, an indoor multipurpose room and baseball fields. The community center also features fitness classes, including Zumba and karate, and youth basketball leagues play games on the indoor courts. Northwest Stadium is two miles away, where the Washington Commanders play home games in the fall and winter and nationally touring artists regularly stop by for concerts.
Residents can shop at Largo Town Center
Largo Town Center is an outdoor shopping center less than four miles east of Peppermill Village. There’s a Shoppers for groceries and department stores like Marshalls and Burlington. There’s also the nearby AMC Magic Johnson Capital Center 12, which screens the latest hit movies, right beside Carolina Kitchen, a soul food restaurant serving smothered pork chops, turkey wings and seafood platters.
Several mixed-use developments are being built near Peppermill Village, including Park Place at Addison Road Metro, which will feature retailers on the ground floor and apartment-style homes on the floors above when completed. “The county and state government want to encourage new development and new growth in that Capitol Heights area close to the Metro stations,” says Belinky. There is no projected date of completion as of October 2025.
Central High School hosts French language courses
Prince George’s County Public Schools serves Peppermill Village. Students can attend Carmody Hills Elementary School with a C-minus rating from Niche, while Walker Mill Middle gets a C-rating. Nearby Central High School also has a C-minus rating and offers a partial-immersion French curriculum.
Commuters can reach D.C. by road or rail
Commuters can reach Downtown DC after a 13-mile drive west, which takes around half an hour, depending on traffic. The Addison Road-Seat Pleasant Metro station is across Central Avenue, where locals can catch Blue and Silver Line trains that stop in Washington, D.C., Maryland and Virginia. The Capital Beltway is a major commuter highway east of Peppermill Village that encircles the Greater Washington area. The UM Capital Region Medical Center is the nearest hospital, four miles east in Largo .
