A suburban setting north of Philadelphia
In eastern Pennsylvania, Perkasie offers its locals access to recreation, an array of architecture for single-family homes and a mix of local businesses about 40 miles north of Philadelphia. Its downtown is entrenched within a mostly residential landscape, where Walnut Street is lined with restaurants and bridges Perkiomen Creek’s East Branch. The creek is flanked by several parks in the southwestern part of Perkasie, and an assortment of local events bring the area together. “The community is tightly knit and a lot of people move there and never leave,” says Deana Corrigan, a Realtor and principle with Compass Real Estate. “Perkasie is considered a good place to live, especially if you’re looking for a suburban setting, a strong sense of community and proximity to Philadelphia.” The city is on the outskirts of Bucks County, and single-family homes occupy much of the landscape surrounding downtown.

Numerous parks situated along the water
Many parks in the city are concentrated around the East Branch of the Perkiomen Creek, which runs through southern Perkasie. Several baseball fields, a pool, trails and a dog park are among the amenities found near the tributary, while to the south Lake Lenape Park has a mix of open and shaded areas with sports facilities and a playground. Kulp Park sits up the creek and offers fields, courts and a wading pool. East of the city, Iron Bridge Park has an outlet of the Perkasie Bike Trail. North of the city, Willard H. Markey Centennial Park has multiple sports fields, a skate park, a driving range and more. Locals can also fish in the waters of the creek or take canoes or kayaks on its waters.
Perkasie residents can take a daily walk along the Perkiomen Valley Creek.

Architectural variety in Perkasie
Single-family homes are scattered throughout much of Perkasie, with a median price of about $445,000 over the past 12 months. “There are a lot of single-family homes and townhouses,” Corrigan says. “There aren’t a lot for sale, but there’s singles, twins, older homes and newer construction. They basically run the gamut.” Many homes date to the latter half of the 20th century, and popular styles include ranch-style homes, Cape Cods and colonial-style homes. “It does have the character of an older town,” Corrigan says.
On an annual basis, locals can expect cold winters with temperatures frequently dipping below freezing. Snowfall in the early months of the year can average nearly 10 inches.
Perkasie has a mix of many different arcitectureal styles including Colonials, Split-levels, Ranches and more.

Dining in a historic atmosphere at The Perk
Many restaurants in Perkasie sit along Walnut Street, which crosses the creek and operates as a main street in the southern part of the city. Residents can choose from breweries, delis, American food, pizza and more along the stretch of road, and one local staple takes its name from the city itself. “The local hometown bar is The Perk,” Corrigan says. “It’s a really great restaurant. They sell great food, it’s very family-oriented and it’s kind of like a ‘Cheers’ kind of thing.” The restaurant has been around for almost 50 years, and the building it resides in dates to about 1850. Classic area sandwiches can be found at Philly Philly Cheesesteaks in northern Perkasie. Grocery shoppers can head to the Landis Supermarket or a GIANT location on the east side.

Historic landmarks and modern entertainment
Lenape Park is the site of the annual Perkasie Summer Concert Series, which is held for around half a dozen Wednesdays between July and August and features a variety of artists and genres. “It’s really community-based,” Corrigan says. “They also have farmers markets, do a tree lighting, hold fall festivals and put on parades.” Near Lake Lenape Park, the Sellersville Theater puts on musical performances, comedy shows and theatrical productions.
Locals can visit historic sites in the area, like the Perkasie Tunnel and the Pearl S. Buck House. The tunnel has been abandoned for over 40 years, while the house was the home of author Pearl S. Buck and now operates as a museum on nearly 70 acres of land. “The Pearl Buck House is a national historic site that’s very well-known in Perkasie,” Corrigan says. “People travel there and they have cool fundraisers and other events at the historic site.”
The Ram in East Rockhill is a local favorite for great food and drinks.

Schools in and around Perkasie
Students are often educated via the Pennridge School District, rated a B by Niche. The district encompasses seven elementary schools, three middle schools and one high school. Nearby private schools include the Grace Christian School, while Niche gives the Souderton Charter School Collaborative an A-plus and ranks it as the best charter elementary school in the state. Close to central Perkasie, the “Upper Bucks” campus of Bucks County Community College is part of an educational institution that enrolls nearly 10,000 students.

Heading north to Allentown or south to Philadelphia
Route 309 is the most prominent road close to Perkasie, and drivers can access it less than 5 miles from the center of the city. “They can get to Montgomeryville through 309 or go down 313 into Doylestown, which is a quaint little town that has a lot going on,” Corrigan says. “It’s 40 miles from Philadelphia, so that’s not really a place people are going to commute to. People are more likely to go to Allentown or Montgomeryville.” Allentown is less than 25 miles north.
Crime rates in the Perkasie area
According to the FBI crime database, the Perkasie Police Department recorded consistently declining violent and property crime rates from 2018 to 2020. Both types of offenses were reported to have slightly increased from 2022 to 2023, the last available years for data.

East Rockhill was originally established way back in 1740 by Quaker settlers who were soon joined by German Mennonites. The community was first called Servants since William Penn reserved the land for indentured servants. But the name was later changed to more accurately reflect the rugged landscape and rocky soil. And thanks to the Pennsylvania Railroad and all the convenience it brought to the area, East Rockhill was able to grow into what it is today. Local murals and creative artwork like the hand-painted Liberty Bell Route capture the rich historical nature of the community.
