Central Perris offers freeway access and relative affordability

Central Perris is a growing suburban community in the heart of the Inland Empire. While commuters value the neighborhood’s ready freeway access and proximity to a Metrorail station, other residents find that life in Perris has its own benefits. “There’s so much to do for people who don’t want to drive to LA or San Diego,” says Alton Jones, Realtor with eXp Realty of California, who lives and works in Perris. “It’s also more affordable than LA — the same house that’s $500,000 here would be $900,000 or more in LA.”

City of Perris parks and a variety of nearby outdoor recreation

City parks dot the area, providing green space and a variety of sports facilities. Copper Creek Park has a basketball court and covered picnic areas. Skaters can practice their tricks at Paragon Park, and the 14-acre Patriot Park is home to several soccer fields and a couple of full-size football fields.

There's more than just the neighborhood’s many city-run parks. “There’s so much to do nearby — I am still discovering new things,” Jones says. Just a few miles south, baseball fans can watch youth tournaments at Major League Dreams, where the fields are small-scale replicas of Fenway Park and other beloved major league stadiums. Another popular attraction is Skydive Perris, in southern Perris. “They have a plane big enough for 20 or 30 people to jump out of,” Jones says. For tamer thrills, the facility also offers indoor skydiving and a restaurant that overlooks the landing area. “It’s fascinating watching people fall out of a perfectly good airplane — you can hear the chutes fluttering in the wind too,” he says. The Lake Perris State Recreation Area is a few miles northwest, with hiking trails, sport climbing and boating opportunities.

Spanish-style architecture and some older ranch-style homes

Many of the community’s developments began to pop up in the 1990s, and more are slated for construction. Clusters of Spanish-style homes rest close together along sidewalk-lined residential streets. Most have front-facing garages and fenced backyards. There are a few midcentury ranch-style homes near Interstate 15, and these sometimes come with nearly an acre of land. Single-family housing prices tend to range from $450,000 to $700,000. HOAs are relatively uncommon in the area, but there are a few developments with monthly association fees between $50 and $180. Manufactured homes generally sell between $80,000 and $400,000.

Freeway or Metrorail travel versus working from home

The I-215 freeway passes along the edge of Central Perris, providing a route for travel around the Inland Empire and to Los Angeles, 70 miles west. From the Metrolink station in downtown Perris, the ride to LA is a little over two hours long. The closest emergency room is Riverside University Health System Medical Center, about 8 miles north, and the San Bernardino International Airport is less than 30 miles away.

Three school districts serve Central Perris

Children who live in the northern part of the community can attend schools within the Val Verde Unified School District, while Perris Elementary School District and Perris Union High School District serve students in the southern portion.

Some children in the southern section of the community begin their learning at Clearwater Elementary School, which earns a C-plus. Pinacate Middle School rates a C-minus, and Perris High School gets a C. Perris High School partners with Mt. San Jacinto College to offer dual-enrollment classes.

Trendy fast-food places and chain retail

Just east of the freeway is a large commercial district with Stater Bros. Markets, Burlington and a Walmart Supercenter. “You’ve got all the trendy fast-food places too,” Jones says. Options include Raising Cane’s, In-N-Out Burger and Thirstea, which specializes in boba tea and rolled ice cream. The Moreno Valley Mall is around 12 miles north, with Macy’s and JCPenney as anchor stores.

Festivals and events in Perris

The city of Perris organizes festivals and activities throughout the year. Kids can attend summer camps, and adults can take dance and fitness classes at the Bob Glass Gym. The Cinco de Mayo Festival and Christmas Tree Lighting both take place in front of City Hall. During the pre-Christmas season, the Southern California Railway Museum offers rides on the Polar Express. “Everything is lit up, and they do live storytelling. There’s hot chocolate for the kids and spirits for the adults,” Jones says.
