Downtown is the eclectic heart of the Southern California city of Perris
Railroads have almost always played an important role in Perris. This Southern California community about 20 miles south of Riverside takes its name from Fred T. Perris, who engineered the California Southern Railroad line that became a catalyst for growth here in the late 1800s. Downtown Perris is the core of this steadily-growing city of about 80,000, where locals can still catch the train for commutes to other areas in the region and where they have quick access to an assortment of local restaurants and other businesses. That convenience comes with housing prices a bit lower than other parts of Perris.
“It is a walkable area,” says Eduardo Franco, a Realtor with Alticore Realty with more than 20 years of industry experience.”There are a lot of businesses, one after another and adjacent to each other all the way down 4th Street and D Street. Restaurants and a lot of small, mom-pop shops that people are attracted to.”

Restaurants like Taqueria 2 Potrillos are popular
The thoroughfares of D Street and 4th Street place an assortment of amenities at close reach. It’s common to see people out and about, at the businesses on those streets. “I think a lot of them are mainly nearby residents, for the most part,” Franco says. A lot of the businesses reflect the Hispanic culture seen in the city. Eateries like Taqueria 2 Potrillos on D Street draw a large crowd, Franco says. Established homes make up most of Downtown Perris, but development is sprouting
Most houses in Downtown Perris were built in the mid-20th century, particularly bungalow and ranch-style options priced between $300,000 and $500,000. Many of the options in the $300,000s are fixer-uppers, Franco says. Newer homes in the area, including new traditional Mediterranean-style houses built in the 1990s and early 2000s, sell for $485,000 to $540,000. More is emerging as well. “In recent years we’ve had a lot of development in vacant lots,” Franco says. The median list price across the neighborhood is about $490,000.

Christmas festivities are a staple downtown
Annual events in this area of town include a Christmas Tree Lighting in early December on the lawn of Perris’ Civic Center. The ceremony includes live performances, food and drinks, and opportunities for pictures with Santa. Perris’ annual Christmas Parade follows about a week later and traces along D Street with bands, classic cars, floats and an appearance from Santa.

People living downtown have multiple parks to choose from, “where people can go out with their kids and enjoy family time,” Franco says. The list includes Metz Park, whose almost 18 acres includes a playground and multiple athletic fields. Rotary Park offers basketball and volleyball courts.

Metrolink provides rail service to the area
True to the area’s rail roots, a train station downtown connects locals to Southern California’s Metrolink commuter rail network. Riders can take the train to places like Riverside and Los Angeles, trips of roughly 35 minutes and two hours, respectively. People can also transfer from Metrolink to Amtrak to reach San Diego. Interstate 215 cuts through downtown, too, and drivers can hop on that for trips to Riverside, Los Angeles or San Diego. The 40-bed Kindred Hospital Riverside is 3 miles away, and the San Bernardino International Airport is about a 30-mile trip on I-215. The Riverside Transit Agency bus system is a way to travel within town.

Perris High offers journalism opportunities
Kids in the area can attend public schools in the Perris Elementary School District, which has a C-minus grade on Niche, and the B-rated Perris Union High School District. That includes Perris Elementary, a D-plus-rated school that offers an afterschool program through the California-wide Elevo organization. The C-minus-rated Pinacate Middle is part of the Perris Union High School District and covers grades 7 and 8. Perris High carries a C grade, and its extracurricular offerings include a journalism program that produces a school newspaper called the P-Town Press.
