Small hometown 100 miles south of Atlanta

About 100 miles south of Atlanta, two major highways converge in Perry, the seat of Houston County. Thanks to this union of Interstate 75 and US Highway 41, some locals call the city the “Crossroads of Georgia.” “It’s a very centrally located small hometown, but you can easily access big cities,” says Tina Mickelson, Realtor with AF Realty Group. With its historic downtown, top-notch schools and proximity to major employers, Perry’s current population of 24,000 is quickly growing. The Georgia National Fair, one of the largest state fairs in the world, brings roughly half a million visitors to the area every fall.

The Crossroads of Georgia

Perry is home to a network of several highways. One of them, Highway 341, cuts through the downtown area and serves as its Main Street. I-75 is the most convenient route to Atlanta and Hartsfield-Jackson Atlanta International Airport, about 100 miles north. Middle Georgia Regional Airport — accessible via Highway 41 — is 20 miles away and offers daily flights to Baltimore.

Robins Air Force Base, Georgia’s largest single-site industrial complex, is 20 miles from Perry and employs more than 20,000 workers. Houston Healthcare’s two hospitals — one in Perry and one in Warner Robins — provide jobs in healthcare and administration. Other major area employers include food distributors Frito-Lay and Jack Link’s, which is opening a new facility expected to add hundreds of jobs to the market by the summer of 2024.

Brick-paved sidewalks and boutiques in Historic Downtown Perry

“The beauty of Perry is that it has a small, quaint downtown with nice restaurants,” Mickelson says. Brick-paved sidewalks dotted with shrubbery and iron benches lead past boutiques, gift shops, coffee houses and restaurants, many specializing in Southern-style cuisine. “Perry’s a great place for foodies,” says Becky Mullis, a broker with Good Thing Realty. Shopping centers near Highway 341 and I-75 feature grocery and hardware stores and chain eateries like Longhorn Steakhouse and Red Lobster.

New construction popping up in Perry

Perry’s median home price is around $300,000, lower than the national median of $407,000 and Georgia’s median price, which hovers slightly below that. Some starter homes are priced at $175,000 to $225,000, while larger, established homes might sell for $250,000 to $450,000. “Perry is interesting because downtown has homes from the early 1900s, but then on the outskirts of town, there are a lot of new construction neighborhoods because Perry’s become so popular,” Mickelson says. Many recent builds also fetch prices in the $250,000 to $450,000 range. Some areas around Big Indian Creek are prone to flooding, so buyers should ensure that their insurance plans cover water damage.

Property crime rates trend low compared to state and national averages. The reported number of violent offenses typically skews low as well, but rates have risen slightly over the past several years.

Houston County Schools gets an A-minus from Niche

The Houston County Schools district earns an A-minus from Niche. Students in the district’s 38 schools typically excel in academic competitions, and their football and baseball teams have won a few state titles in recent years.

Home of the Georgia National Fair

The Georgia National Fairgrounds & Agricenter occupy more than 1,100 acres in the southern section of Perry. The Georgia National Fair rides into town in early October and, for eleven days, entertains with livestock competitions, live music, craft booths and cooking demonstrations honoring the Peach State. The Dogwood Festival, held in April, is a food-centric celebration in Historic Downtown Perry. Another unique happening is the Perry Buzzard Drop, the town’s New Year’s Eve bash.

Aquatic journeys at Go Fish Education Center

Go Fish Education Center, a facility dedicated to Georgia’s aquatic wildlife, sits adjacent to the fairgrounds. With its aquarium, fishing pond and indoor-outdoor hatchery, Go Fish highlights the town’s angling culture. Many city parks also include fishing ponds, and Houston Lake’s boat ramps are about 5 miles away.

Perry’s houses of worship

Like most of the state, Middle Georgia is predominantly Christian. Churches like First Baptist and New Hope Baptist are prominent features of Perry’s landscape. Several non-denominational houses of worship are in the mix as well.
