Perry offers small-town living with access to I-35 and OKC
Perry is the seat of Oklahoma’s Noble County, about 65 miles north of Oklahoma City. Highway access makes it easy to get to the capital, especially its northern suburbs. “If we want to go somewhere, we just pop right on I-35,” says Brett Powers, broker and owner of Powers Real Estate, who was raised in Perry. “You can run to Edmond and do all your shopping and come back to peace and quiet.” Home to 4,500 residents, Perry is best known as the headquarters of the Ditch Witch construction equipment manufacturing company, initially established in 1948. The manufacturer is now a subsidiary of The Toro Company and employs over 1,000 workers, but many other job opportunities are within 25 to 50 miles. "Most people are commuters," Powers says. “We have a bunch of small towns around us like Stillwater, Enid and Ponca City."

Mix of ranch-style and Craftsman homes with wooded backyards
Perry’s central residential streets feature a blend of 1920s Craftsman-style and midcentury ranch-style and split-level homes. Many properties include driveways and wooded backyards, and most homes on the western edge of town are within walking distance of Perry’s public schools. Sidewalks border some roads near the schools, churches and downtown commerce but become rare on narrow side streets. Close to downtown, lots typically measure up to half an acre, but properties measuring 5 acres are available on the rural outskirts. Cottages and investment properties cost $45,000 to $80,000, while small ranch-style homes sell for $80,000 to $160,000. Larger Craftsman and ranch-style or split-level builds typically cost $170,000 to $275,000. Some New Contemporary builds have been added to the mix in the past 25 years; these fetch prices in the $265,000 to $400,000 range. Perry is in the area known as Tornado Alley, and siren testing takes place every Thursday. Homes with basements or storm shelters can help protect residents when twisters strike.

Perry schools claim solid Niche grades and a strong wrestling program
Students attend Perry Lower Elementary School from kindergarten through Grade 2 before moving to Perry Upper Elementary for grades 3 through 6. The two elementary schools share a campus and a Niche grade of A-minus. Perry Junior High School is rated B, and the B-minus-rated Perry High School is known for an outstanding wrestling program that’s claimed numerous state championships throughout the past 60-plus years. Perry Wrestling Monument Park celebrates this legacy with a prominent display downtown. Oklahoma’s School Choice program allows students to pursue the educational pathways that best suit their needs.

Water sports, hunting and disc golf add variety to outdoor life
Perry Lake offers a campground and small RV park, with opportunities for boating, fishing and swimming. Fishing permits are available at the campground, and a small fee is required for the boat launch. Slot machines and a drive-through smoke shop are the top draws at 7 Clans Casino Perry. Sharpshooters sight up for pheasant at Bluestem Hunting, and golfers can tee off at the private nine-hole course at Perry Golf & Country Club. The playground at Brookwood Park is in a residential area near the elementary and junior high schools. The native stone construction of the historic Perry Armory building is on display at Lions Park, with ramps and rails nearby for skateboarders and a playground and splash pad for younger kids. A disc golf course and rustic walking path can be found across the street at Rotary Park.

Locally owned restaurants serve comfort food in downtown Perry
Perry’s downtown is centered on a courthouse square with historic statues and a shaded park. Antique stores, boutiques and locally owned restaurants crowd the brick buildings. The glitzy marquee-style entrance and diner-style fare at Kumback Lunch have greeted guests since 1926. Perry Meal-House Restaurant is another local favorite known for its buffet and standout desserts. Groceries and other essentials are available at Homeland and Perry Ace Hardware, both a short distance down Fir Street.

Highways link residents to city amenities and the OKC airport
Along with Ditch Witch, top employers include Perry Public Schools and Perry Memorial Hospital, both located in the city. U.S. Routes 64 and 77 connect in the heart of town to link residents to nearby cities. It’s a 50-mile drive to Edmond via Interstate 35, but more retail and dining options are available in Enid, about 40 miles away. Travelers have a 70-mile drive to Will Rogers International Airport, the largest in Oklahoma. Cherokee Strip Transit offers on-demand transportation to Noble County residents.
Perry events revolve around livestock shows and rodeos
In February, youngsters show cattle, swine, goats and sheep at the Noble County Spring Livestock Show and Exhibition, held at the county fairgrounds in Perry. The Noble County Fall Free Fair arrives in September with more livestock shows, the Farmhand Olympics and a tractor contest. Riders saddle up at the Perry Rodeo Arena for the Cherokee Strip Rodeo, another September event.
Community events and day care supplement church services
A brick building with a tall steeple welcomes parishioners to Saint Rose of Lima Catholic Church, which hosts fellowships and potlucks throughout the year. Christ Lutheran Church is on North 7th Street across from its affiliated day-care center, and residents in this neighborhood contend with noise from church bells that chime every hour.
