College Heights offers convenience and outdoor activities in Petaluma

College Heights is a suburban neighborhood located on the northeastern side of Petaluma, known for its abundant recreation and convenient location. “I like the walking paths and the proximity to the supermarket area with restaurants and a coffee shop,” says Marni Cunha, a College Heights resident and Realtor at Compass. “There’s a bike path and there’s a park in the center of the area, so those are the things that we love.” In addition to the spacious community spaces, pocket parks and shopping centers, jobs are nearby. Both Santa Rosa Junior College-Petaluma Campus and Petaluma Valley Hospital are located within the community.

Traditional suburban houses fill the neighborhood streets

Traditional homes from the late 20th century and early 21st century make up much of the neighborhood. These are often two-story houses with attached garages. Some Craftsman homes are available, with spacious front porches. Properties are close together on tight suburban lots, while sidewalks and leafy trees frame the streets. Cunha says that College Heights is one of the more expensive neighborhoods on the east side of Petaluma. Houses under 1,500 square feet can range from $630,000 to $930,000. Larger houses sell for $750,000 to $1.6 million.

Community green spaces and pocket parks in College Heights

College Heights features several parks that offer a variety of activities. Leghorns Park is one of the city's busiest green spaces. It has room for sports, including tennis, basketball and baseball, a sizeable playground for kids and bocce courts. Lucchesi Park is another large park, with walking paths, a playground and a fishing pond. Youth sports leagues use the baseball fields, while residents of all ages can enjoy the tennis, pickleball and handball courts. The park is also home to a community center and a Boys & Girls Club. Walking and biking trails provide more room for recreation and exercise, including the Lynch Creek Trail and the linear Sunrise and Glenbrook parks.

Highly rated schools for elementary through college

Students in College Heights may attend Corona Creek Elementary School, which is rated A by Niche. Kenilworth Junior High School and Casa Grande High School receive A-minus ratings. The high school offers career and technical education courses in subjects like gardening, automotive engineering, robotics and sports medicine. The school is also known for its United Anglers of Casa Grande program, which operates a state-of-the-art fish hatchery on campus to study and protect native species. Santa Rosa Junior College-Petaluma Campus, located on Sonoma Mountain Parkway, serves approximately 6,400 students and has a wide range of associate degrees and certificate programs. Schools in Petaluma also offer open enrollment and magnet programs, with seats often filled based on space or lottery systems.

Retail and restaurant options are easy to find

College Heights is in a convenient spot near shops and restaurants around Petaluma. Leghorn Marketplace, located on Sonoma Mountain Parkway, has a Safeway and several restaurants, including Chunky’s Taqueria and Grill, which is known for its burritos. The neighborhood’s southeast side is home to stores like Raley’s, Trader Joe’s and Ross, plus several chain restaurants. Petaluma Village Premium Outlets is an outdoor mall just across U.S. Route 101, with stores like Eddie Bauer, Gap and American Eagle. Petaluma’s lively downtown area has a range of dining options. “Downtown is just 10 minutes away and provides a lot of music, breweries, wineries and farm-to-table food,” Cunha says. “Brewsters is really fun. It’s all outdoor and they usually have live music.”

Several ways to commute around the region

Major roads include Sonoma Mountain Parkway and Washington Street, providing quick connections around town. Petaluma Transit operates bus routes that link to other neighborhoods around the city. Commuters can take U.S. Route 101 into San Francisco, about 40 miles away. Traffic can be heavy during rush hour, so many commuters take the SMART Train to Larkspur, where they catch a ferry to San Francisco.
