Petaluma’s Waterfront neighborhood is a modern development located just southeast of the city center. Like its name suggests, the neighborhood sits along the scenic Petaluma River, and many homes offer views of the water. The neighborhood is prized for its proximity to downtown Petaluma, as well as large green spaces like Shollenberger Park and other ways to get outside. “The walking trails in the neighborhood are really nice: there are a lot of great paths along the river,” says Realtor Michael Hulsey of Michael Hulsey and Associates, who has been selling homes for more than 20 years. “The trails are really integrated into the neighborhood too.”

The neighborhood is made up of a mix of residential and commercial blocks, along with a sizable chunk of protected wetlands along the river. Modern apartments can be found in the center of the neighborhood, while all the single-family homes in Waterfront are located in the Tri Pointe Homes Riverfront subdivision, which sits along the river near downtown. “The Riverfront area is really well put together,” says Hulsey. “They have a real sense of community; everyone’s within walking distance of each other.” The Riverfront area’s streets are lined with new traditional two-story homes on modest lots. Front and backyards tend to be compact but carefully landscaped, and houses usually offer between 2,000 and 3,000 square feet. Homes in the neighborhood usually sell for between $870,000 and $1.2 million.

There are tons of waterfront walking trails
Compared to its relatively modest housing inventory, Waterfront’s green spaces and recreational offerings are large. Steamer Landing Park and Schollenberger Park both feature waterfront walking trails — Shollenberger’s trails are particularly impressive, as they loop around riverine wetlands and habitat restoration areas known for their birdwatching. The spacious Rocky Memorial Dog Park is the largest dog park in town. Boating enthusiasts can rent a berth at the Petaluma Marina, which sits in the center of the neighborhood next to the Petaluma Marsh Wildlife Area. Additional hiking trails can be found at the sprawling Tolay Lake Regional Park, which, at 3,400 acres, is one of the largest parks in Sonoma County.

Retail in the Waterfront centers around Lakeville Street
Shopping and dining in the neighborhood are concentrated along Lakeville Street, which transitions into Lakeville Highway. The street is lined with several small shopping centers that host a variety of small and midsize retailers, along with a diverse slate of restaurants. Popular eateries in the neighborhood include Dandy Sandos sandwich shop and Lily Kai Chinese Cuisine. Additional shopping can be found just west of Waterfront, in downtown Petaluma. The walkable downtown area is home to multiple supermarkets, many of the city’s most popular eateries, and entertainment options like the Boulevard 14 Cinema.

U.S. Route 101 makes for easy area commuting
U.S. Route 101 passes through the community, allowing for straightforward drives to the Bay Area to the south and Santa Rosa to the north. It’s a roughly 17-mile drive to Santa Rosa, while San Francisco is a little less than 40 miles away by car. Multiple bus routes run along Lakeville Street, connecting the area to downtown. Both the Oakland and San Francisco airports are about 50 miles away. Traffic congestion often impacts drive times to the Bay Area, particularly during rush hours.
