From the middle of nowhere, to the middle of it all

Before the 1990s, Pflugerville was a small, sleepy farm town 20 miles north of downtown Austin. But in just three decades, as north Austin's tech scene exploded with growth in places nearby like Tech Ridge, the population of Pflugerville went from slightly over 4,000 to over a whopping 65,000, according to 2020 Census data. Nowadays Pflugerville is a far cry from a rural small town despite still offering similar home prices to one. The Central District now gives Austin's most-hip neighborhoods a run for their money with its master planned subdivisions, highly-regarded schools, miles of greenway trails and a hip downtown area full of nightlife and events. "I lived very near Tech Ridge and I watched all of that growth happen," says Realtor Miriam Moorman of Fathom Realty. "All that development had positively affected the appreciation of homes in my area. So, I ended up moving to Pflugerville to be able to still stay fairly close but find more square footage for my money. And I think that's the story of a lot of people who ended up in Pflugerville."

Craftsman cottages and new builds for less than Austin

Compared to the ever-rising home prices a few miles south in Austin, Pflugerville offers a much lower price point despite its generally larger homes. “There are definitely some bargains in the area,” says Realtor Michelle Burns of eXp Realty. Pflugerville's housing stock mostly grew to its current volume from the 1990s onward, meaning most homes in town are newer builds. But a wider range of architectural styles defines the Central District, which is among the oldest areas of Pflugerville. Preserved homes from the early half of the 20th century include Craftsman-style cottages, minimal traditional Cape Cods and even a Tudor or two, most of which sell for between $400,000 and $600,000. New traditional homes built within the last 20 years or so typically sell for between $300,000 and $600,000. In between, from the 1970s to the 1990s, midcentury ranchers and cottages became a common build type across Pflugerville. Today, these midcentury homes sell for between $300,000 and $475,000.

Small class sizes at Pflugerville High School

Many buyers are drawn out of Austin to Pflugerville for the town's schools. In the Central District, students begin at either Brookhollow Elementary, rated B by Niche, or Timmerman Elementary, rated B-minus. Then students attend one of two campuses come sixth grade, which include Park Crest Middle, rated B, or Pflugerville Middle, rated B-minus. For the last four years of school, students attend Pflugerville High School, an A-minus-rated school that ranks in the top 100 most diverse high schools in Texas and offers class sizes below the national average of 17 students per teacher.

Greenway trails lead to schools and public pools

Gilleland Creek slices across the Central District from Heatherwilde Boulevard to Railroad Avenue, leaving a long, green chain of public parks in its path. The Gilleland Creek Pool, Windermere Park and everything in between are all connected by the Gilleland Creek Trail, a paved 5.2-mile greenbelt trail that meanders along the creek, passing through intermittent patches of woods. Further south, the Settlers Valley Trail is yet another greenway that slices across the Central District, ending at Pflugerville High School, making it easy for some students to walk or bike to school.

Pfarmers markets and volleyball at Hanovers Draught Haus

Historic Downtown Pflugerville marks the heart of the Central District with the original town site, now turned family-friendly entertainment hub. The old western prairie town aesthetics of downtown are alive and well on Pecan Street and Railroad Avenue, which are lined with preserved false front buildings from the 20th century that now house cafes, barber shops, florists and bars like Red Rooster's Pub & Grub. Main Street also offers a dense concentration of such businesses built around a public plaza. Many weekend evenings include sand volleyball games in the backyard of Hanovers Draught Haus. Numerous Mexican eateries also dot downtown, such as El Rincon. Next door, Pflour Shop Bakery is where many locals go to order a birthday cake. For groceries, the go-to destination is Dessau Road, between Pecan Street and Pflugerville Parkway, where shoppers can choose between locations for H-E-B, ALDI or Walmart Supercenter. Less than a mile north is the Pflugerville Pfarmers Market, offering locally grown produce and artisan baked goods from May through October, with specialty markets also offered during holiday and spring months.

Celebrating a German heritage at Deustchen Pfest

A constant schedule of downtown events helps reinforce Pflugerville's communal atmosphere. Celebrating the town's German heritage with biergartens, polka dances, food trucks that serve pretzels, brats and all the other traditional flavors of Oktoberfest, Deustchen Pfest is among Pflugerville's most attended annual events. The Pflugerville Library is also a common meeting place for numerous monthly events and programs, including senior "crafternoon" meetups, dance parties for kids and service opportunities like blood donation drives. But what is arguably the library's most anticipated event is Library Con, a Comic Con-like event wherein authors, voice actors and comic artists from across America attract cosplaying town residents, who come by the dozen to meet their favorite artists and sit-in on panel discussions.

Highway commutes and reduced rate rideshare for residents

Currently, Pflugerville does not have public transportation, as the city opted out of CapMetro service years ago. However, the Pfetch a Ride program allows rideshare users to make one-way trips within city limits for a flat rate of $4. But most residents use a car to get around. Serving as the cultural and physical core of Pflugerville, the neighborhood is among the furthest away from major commuter routes in the area, such as Interstate 35 or the Pickle Parkway. It takes driving roughly 2- to 3-miles east or west from downtown to reach either roadway. Traffic can move slower on major east-west connector roadways Pecan Street during peak commuting hours.

Things to consider

The greater Austin region is sometimes referred to as "flash flood alley" because of the fluctuations of water levels in the region's many creeks and rivers, such as Gilleland Creek. Most homes near Gilleland Creek are in special hazard flood zones, which usually require homeowners to purchase flood insurance. Additionally, most of the Central District itself is in an ember zone and is not far from areas that are prone to wildfires, including some less than 5 miles northeast of town.
