Residents walk to get around in central Philadelphia
Few sights are as common in Hawthorne as residents walking around the Philadelphia neighborhood. Residents often take to the sidewalks lining the city’s streets to get where they need to go, and much of central Philadelphia's design creates that atmosphere: homes are almost exclusively rowhouses and condos, potentially just a street corner or less away from grabbing breakfast in the morning, a late-night snack or otherwise.
“You don’t really need a car,” says Beverly Rosa, a broker and property manager with Tara Management Services. “A lot of people don’t have cars. It’s hard to find parking. Walking is a big part of life here.” Though Hawthorne sits south of Center City, it shares many characteristics with the central Philadelphia area. “Things have just changed recently with people coming back to work,” says Beverly Rosa, a broker and property manager with Tara Management Services.

Famed cheesesteaks and a staple Italian market
Angelo’s Pizzeria South Philly is the most famous restaurant in the area, situated at the corner of 9th and Fitzwater Streets east of Hawthorne. “Angelo’s is everybody’s favorite cheesesteak and pizza in Philly,” Elstone says. “You have to wait in line, it’s cash-only and they love to make you wait, but it’s worth it.” Isgro Pastries sits on the east side of the neighborhood, stocking up on baked goods. “Before you walk in, you’ll get high from the smell of the sugar,” Rosa says, adding that one of her sons named his cat Cannoli after one of Isgro’s menu items. “I just can’t walk in there and buy one thing. You’re going to be in heaven and the vibe is very positive.”
The Italian Market, a corridor lined with small restaurants and vendors, sits a few blocks east of Hawthorne as well. “You’re walkable to the Italian Market,” Elstone says. “It runs through the middle of Bella Vista. If you haven’t been to it, you’ve got to see it. There’s so much great food here. It’s crazy.” Hawthornes Café + Bar, which takes its name from the neighborhood, offers a relaxed atmosphere complete with a fireplace and even sofas. Two ACME Markets and a Whole Foods also sit north of Hawthorne.

Brick facades lining Philadelphia streets
Hawthorne is mostly made up of rowhouses, which sit along streets that are narrow yet have enough room for parking on the side. The brick facades are often their natural color, though some are painted a variety of colors. Many have flat fronts, but some feature bay windows overhanging the bottom floor. “This is more of a city environment,” Rosa says. “You have the Center City area, and then it goes out to the suburbs. There’s condos and townhouses, and they’re going up in price.” Costs for the rowhouses typically fall between $400,000 and $800,000, and prices can go higher depending on space and amenities. Condos often range from $300,000 to $600,000.

Small parks amid the cityscape
Central Philadelphia has green spaces for residents looking to get outdoors, but they're scattered around the city. “You need to know where the green spaces are, but I would say some neighborhoods do have a bit more greener of a touch than others,” Faber says. The heavily-wooded Hawthorne Park sits near the center of the neighborhood and primarily serves as a large, open green space. During the summer months, though, it holds events like movie nights and concerts. The concerts include a “Jazz in Hawthorne Park” series, featuring musicians of various disciplines.
South of the park, the Hawthorne Cultural Center has tennis and basketball courts alongside several playgrounds, and also serves as an outlet to practice yoga, dance and more. Ridgway Pool is open to the public, and a few streets away, the Bel Arbor Community Garden hosts events like barbecues and gatherings on the former site of an old factory. The Schuylkill River also offers recreational opportunities, which include rowing crews on its waters, riverside trails and more.

Summiting the “Rocky” steps and touring haunted prisons
Philadelphia’s Magic Gardens sits near the northern edge of Hawthorne and consists of various mosaic artworks created by Isaiah Zagar. “It’s absolutely beautiful,” Elstone says. The sun glints off transparent bottles, reflective pieces of glass on the walls and old metal bike spokes in an outdoor maze. More of Zagar’s work is scattered on walls throughout Philadelphia. Philadelphia City Hall is to the northwest, standing more than 500 feet tall, and is illuminated in various colors to commemorate holidays, Eagles victories and more.
Other attractions nearby include Independence Hall, where visitors can take a tour through early American history, and the Liberty Bell sits across the street. “It would take half a day to do all that,” Elstone says of the sites in and near Old City. “It’s worth the price of admission, for sure.” Farther north, fans of the film “Rocky” can visit the Philadelphia Museum of Art’s iconic steps and nearby statue of the film's protagonist. Several streets away, Eastern State Penitentiary’s castle-like walls loom over Fairmount Avenue, and visitors can take tours of the former prison's supposedly haunted halls or attend themed events for Halloween.

A network of side streets in Hawthorne
If residents drive, they often weave their way through the city streets to get around. Most of the north-to-south roadways are numbered, with Hawthorne encompassing 10th through 13th Street as well as South Broad Street. “It's all side streets,” Elstone says. “From here, it’s easy enough to get to 95. If you’re driving and really need to get to Fishtown or West Philadelphia, you’re going to hop on 95 and take 676 to go to West Philly, or just take 95 straight down and hop off at Fishtown.” Interstate 95 runs vertically a mile-and-a-half from the neighborhood, while 676 runs past City Hall to the north. SEPTA buses make stops along South Broad and several other streets within the neighborhood. Center City is about a mile north, and University City sits around 3 miles west.
I-95 is a short drive from the Hawthorne neighborhood to travel north to NY or South to DC.

Magnet schools for the arts
Students in Hawthorne can head south to Fanny Jackson Coppin School, formerly known as Andrew Jackson Elementary School. It serves kindergarten through eighth grade and scores a C with Niche. Graduates can then move on to Horace Furness High School, which also receives a C. The Philadelphia High School for Creative and Performing Arts is also situated within the Hawthorne neighborhood. It’s a criteria-based school and gets a B-plus from Niche; it requires applications and admission is based on grades and test scores.
