South Pomona's been making strides. "Growth's been happening in recent years; It's in transition," Salvador Armijo, owner and broker of Carnaval Realty, says.

Though you'll be quite close to downtown, the residential streets have a distinctly suburban feel, set alongside nicely situated houses, which often feature enclosed front yards, driveways and garages. With schools, retail and a park right here, this is a neighborhood where residents of all ages have benefits close to home.

Armijo says there have been multiple commercial developments in the city. "It has led to new housing sprouting up in the area," he says. Some homes built in the last few years are in homeowners associations in gated communities. Whereas older housing stock dates primarily to the 1950s through the '70s. Prices can range from about $425,000 to $850,000.

Kids may attend Pomona Unified School District public options, like Philadelphia Elementary, a kindergarten through sixth-grade school, which has earned bronze, silver, and gold PBIS awards. Simons Middle serves sixth through eighth grades, and at nearby Garey High, parental involvement is encouraged with "Coffee with a School Leader" meetings and volunteering opportunities on campus. When students move on to higher education, Cal Poly Pomona, a California State Polytechnic University campus, is only about 6 miles away.

Right by the elementary school, Philadelphia Park is a great community resource. Sports are popular; soccer is a field mainstay. The city provides engaging activities, including an after-school program and events such as movies in the park, tree plantings and an egg hunt. If you want to hit some birdies of the manufactured variety, head to the Arena Badminton and Sports Club, a facility marketed as "the go-to destination for badminton fanatics."

Burgers, pizza and sushi are some options in South Pomona, and if you're in the mood for Mexican food, there's quite a selection. You can get your groceries at the neighborhood's F & A Market and Food4Less. Big-box stores, national brands and more are at Rio Rancho Towne Center, less than a mile away. Stop in at one of Armijo's favorites for dining: Corky's Kitchen & Bakery. "It's very, very good, and affordable, homestyle, Southern-type food," he says.

For tons more to choose from, downtown Pomona is a few miles toward the north. Catch a show at the Fox Theater or the Glass House Concert Hall. The dA Center for the Arts is the place for the newest exhibit's reception, screenings, lectures and classes in conjunction with the Pomona Library.

Armijo describes Pomona as the crossroads between San Bernadino, Riverside and Orange County. You'll be positioned right by state routes 60 and 71; downtown Los Angeles is about 30 miles west, and Anaheim is about 20 miles southwest. Armijo is excited about the expansion of the 71. "This will get rid of the bottleneck here," he says about the multiyear project that will add more lanes. "The freeway is setting the city up to have better traffic conditions, flow and connections to other roads." With geographic convenience, new housing development and plenty of city benefits, this Pomona Valley neighborhood is one to pay attention to.
