While the homes here vary widely in character, most have large, green lawns and tall, deeply rooted trees that offer shade from the harsh Arizona sun. “A lot of the lots are irrigated, which allows you to have more mature trees and lush landscaping. It feels more higher end,” Morrison says. “When you’re born and raised in Arizona, you’re looking for something different, so there’s a lot more desirability here.” The neighborhood is so green because of its access to flood irrigation, a method of flooding yards with several inches of water and letting it seep into the earth.Midcentury ranch-style homes are common, and many have been remodeled or even fully rebuilt to add luxury amenities like chef’s kitchens and outdoor fireplaces. Layouts range from 1,000 to 4,800 square feet; prices for homes with under 3,000 square feet can range from $350,000 to $2.7 million, while larger homes can range from $960,000 to $4.7 million. Some Mediterranean-style new traditional houses and 21st-century modern homes are also available; prices can range from $550,000 to $2.4 million, with new construction luxury homes costing the most. The area’s priciest homes are custom houses on up to 2 acres; these can cost between $2 million and $12 million, depending on amenities like infinity pools and guest houses.
Townhouses and condos are also available, and these range widely in style and price. Buyers can find one- and two-level townhouses built from the 1960s through the 2020s, most with Mediterranean-style and 21st-century modern design elements. Prices range from $150,000 to $2.3 million and vary by location and amenities; those on the northeast side, close to Camelback Mountain and the Arizona Country Club, cost the most, while those in the southwest, closer to downtown Phoenix, are more affordable. Low- and high-rise condos are also available, and some units are luxury penthouses. A one-bedroom can cost between $130,000 and $480,000, while a two-bedroom ranges from $220,000 to $1.6 million and a three-bedroom can go for $330,000 to $4.2 million. There are also several rental options available throughout the neighborhood, from single-family homes to high-rise apartment buildings.
Hiking Camelback Mountain
Piestewa Peak and Camelback Mountain, two of Phoenix’s most popular hiking areas, are visible from many parts of the neighborhood. Camelback Mountain, located in the east, gets its name from its two peaks, which look like the head and hump of a kneeling camel. There are two difficult trails here that reward hikers with views of the city below. Piestewa Peak Park in the north is part of the 37,000-acre Phoenix Mountains Preserve, a group of mountain parks throughout the city; the 4-mile trail to Piestewa Peak’s summit offers more city views.The 49-acre Granada Park and the 26-acre Los Olivos Park offer a more urban feel, with shaded playgrounds, disc golf and tennis courts. The Desert Botanical Garden and Phoenix Zoo are in the south where families can learn about local plants and exotic animals. There are also several nearby golf courses, including the private Arizona Country Club, which has swimming, tennis and kids’ activities, and the public Arizona Biltmore Golf Club, which offers unlimited golf memberships.
Jazz band at Arcadia High
Kids in the neighborhood’s east are zoned for the Scottsdale Unified School District, which earns an A from Niche. They might start at Hopi Elementary and then attend Ingleside Middle; both earn an A. At the A-minus-rated Arcadia High, kids can get involved in several music programs, including concert orchestra, jazz band and piano.In the west, kids are zoned for the A-minus-rated Madison Elementary School District, where they might attend the B-plus-rated Madison Heights Elementary and the A-minus-rated Madison No. 1 Middle. At the C-plus-rated Camelback High, part of the C-plus-rated Phoenix Union High School District, kids can join the Camelback TV Media Club, where they create student-produced television shows that are broadcast to the school.
The are also several A-plus-rated private schools nearby, including the all-boys Brophy College Preparatory for Grades 9 through 12, the all-girls Xavier College Preparatory for Grades 9 through 12 and Phoenix Country Day School for pre-kindergarten through Grade 12, which is ranked by Niche as the best private high school in Arizona.
Christmas luminaries and the Original Phoenix Greek Festival
According to Morrison, neighborhoods here regularly have block parties and holiday events. “We do luminaries, where the Boy Scouts drop off sand, paper bags and candles, and the neighbors will get together and line the streets with luminaries the week of Christmas,” he says. Larger community events include the Original Phoenix Greek Festival, at Holy Trinity Greek Orthodox Cathedral in the neighborhood’s north; the three-day celebration of Greek culture has entertained locals with Greek music and food each October for 63 years. Residents here are also close to downtown Phoenix, where they can go to catch an Arizona Diamondback’s baseball game at Chase Field or see a concert at Arizona Financial Theatre.Near the 202 and Route 51
State Route 51 is in the west, and the 202 freeway is in the south; both lead about 9 miles to downtown Phoenix. The Valley Metro light rail stops in the neighborhood’s south, and the bus stops throughout the area. Dedicated bike lanes and sidewalks make the area friendly for cyclists and pedestrians. Phoenix Children’s Hospital is just southwest, and Valleywise Health Medical Center is just over a mile south. Phoenix Sky Harbor International Airport is around 2 miles south, but airport noise isn’t an issue for most residents. “Every once in a while, you’ll hear a helicopter from somebody being airlifted off Camelback Mountain, but never any airport noise,” Morrison says. “It’s really convenient to know that I can be in the TSA checkout line 20 minutes from when I leave my front door.”Upscale dining at Steak 44
Locals here have access to dining and shopping options on nearly every corner. Morrison says that most restaurants here are locally owned, like Tee Pee Mexican Food, a casual hangout since 1958. “It’s an iconic staple for the neighborhood,” Morrison says. “They’ve got pictures of President Bush and President Obama in there eating.” For a more upscale meal, Morrison recommends Steak 44, a fine-dining steakhouse, and Ocean 44, which specializes in seafood. “I’ve eaten seafood and steak in every city and every luxury restaurant you can possibly imagine, and Steak 44 knocks everybody’s socks off,” Morrison says. The Biltmore Fashion Park is an open-air mall with fashion retailers like Saks Fifth Avenue and Ralph Lauren, and local stores like Ewie Vintage Clothes can be found throughout the neighborhood. Nearby grocery stores include Whole Foods Market, AJ’s Fine Foods and Safeway.
