Coronado offers character in a convenient location
Coronado is an eclectic Phoenix neighborhood where it’s tough to find two side-by-side homes that look exactly alike. Its palm-lined streets cradle a cornucopia of classic architecture, from bungalows and Spanish Colonials to Tudor Revivals and ranch-style homes. All of them are close to spacious Coronado Park, the Banner-University Medical Center Phoenix and the city center's variety of amenities. “Proximity to downtown,” says local Realtor Mike Snitz with eXp Realty, is Coronado’s biggest draw. “And the thing about it is, it’s relatively moderately priced for a historic neighborhood.”
Historic houses have plenty of potential, with some still in original condition
Coronado’s homes were built across the early to mid-20th century, and the various styles reflect that era. These houses are canvases for whatever buyers want them to be — some have been left almost untouched since the 1930s or '40s, Snitz says, while others have been renovated into dwellings that feel more modern. “It’s very eclectic,” Snitz says of the neighborhood homes. “And actually, I used to live in Coronado, and I bought what was basically an abandoned church or halfway house and converted it into my home — and it’s a 6,000-square-foot property," he says.Properties come with yard space on lots that are often between one-tenth and one-fifth of an acre. House prices range between $275,000 and $1.2 million, depending on the condition and size.
The neighborhood has places to dine, grab groceries and worship
As close as Coronado is to downtown Phoenix, 2 miles away, the neighborhood has its own selection of amenities. That includes multiple restaurants, like Ollie Vaughn's, a hot spot for breakfast. Guanaquito Restaurant is down the street and serves authentic Salvadoran food, and The Coronado PHX has a menu full of vegan dishes. “It’s a walking community,” Snitz says. “No better place to leave your front door and go have a drink down the street or a couple of blocks away at a restaurant.” Those who want a home-cooked meal have a Safeway grocery store close by on McDowell Road. The 700-bed Banner-University Medical Center Phoenix is also on that stretch. The neighborhood has multiple houses of worship, including two gurdwaras or Sikh temples. One of them, Guru Nanak Dwara, dates back to 1970 and was the first gurdwara in Arizona.
Local events bring together the community, including a yearly historic home tour
Coronado Park serves as an anchor for community programming. The park hosts Food Truck Fridays, Movies in the Park and WayneFest, a music and art festival in November. Residents also meet at Coronado Park to kick off the neighborhood’s annual costumed Halloween Bike Ride and Pet Parade. The Coronado Neighborhood Association hosts historic home tours each year, which feature food trucks and other vendors and serve as the group’s largest fundraiser. “They’re amazing,” Snitz says. “They open up homes and usually have 10 to 15 [of them] that have been highlighted each year.”
Multiple schools, including Emerson and Whittier, are within walking distance
The area’s Phoenix Elementary School District No. 1 carries a C-plus grade on Niche. Most Coronado students attend either the C-rated Emerson Elementary or the C-minus-rated Whittier Elementary for kindergarten to eighth grade, and both are within walking distance for many households. The C-plus-rated Phoenix Union High School District includes the neighborhood’s C-plus-rated North High, where extracurriculars include a robotics club and mock trial. Also in Coronado is Summit High, a tuition-free charter school with flexible scheduling.
The neighborhood park offers a range of amenities, even a pool for summertime swims
Coronado Park spans 11 acres and, besides being a spot for community events, features a ball diamond, basketball and tennis courts, and a playground. The park has a pool, too, that’s open six days a week in May and July. The 3-acre Country Club Oval is another option, a passive space popular for walks and playing games of fetch with the family dog.
Commutes to downtown Phoenix are quick trips from Coronado
Drivers in Coronado can use McDowell Road and Central Avenue to head into downtown Phoenix. Interstate 10 is close by and is a connection to Phoenix Sky Harbor International Airport, 4 miles away. Commuters can also hop on the Valley Metro bus within the neighborhood. The Valley Metro system has more than 100 routes.
