Less than 20 miles north of Downtown Phoenix, suburban Deer Valley offers easy access to major freeways, shopping, dining and entertainment. “The demand for housing is very strong in Deer Valley,” says Shannon Klinge, a former Deer Valley resident and a broker with Moonlight Property Ventures. She says that Interstate-17 and Loop 101 can take residents just about anywhere they need to go. “Everything you would need to function you can access within five minutes,” she says. While residents have urban convenience, they can still find homes on acreage. They also have access to natural areas with hiking trails through the desert mountain landscape, and the change in elevation also provides some relief from the heat of Phoenix during the hot summer months. “We’re a little cooler because as you go north, you go uphill, so we get a little more breeze,” says longtime area resident Austin Manahan, an associate broker with Realty One Group.

Housing styles for a variety of budgets and lifestyles
Home construction in Deer Valley began in the1960s and continued as late as 2015. The area is made up of several quiet residential subdivisions, and the streets in most are lined with narrow sidewalks. The age-restricted subdivision, Friendly Village of Orangewood, has modest manufactured homes that start under $50,000 and go up to $150,000. Townhouses under 1,000 square feet can be found throughout the area starting at $250,000, while those with more space and upgrades can go for over $400,000. Single-family detached homes start around $300,000, while those with ample square footage on large lots, including multi-acre horse properties, can be $1.5 million. Though some homeowners landscape with grass, most opt for gravel and other desert plants. While many homes built through the 1980s have traditional architecture with brick or vinyl siding and composition roofs, those built more recently take on more of the Southwest-inspired architecture with stucco exteriors and clay tile roofs that can be found through much of the desert.

Abundant shopping and dining from local spots to national chains
Just south of the 101 and west of Interstate 17, Deer Valley Towne Center is home to stores like Target, Ross Dress for Less and Michael’s, as well as popular chain restaurants like Johnny Rockets, Chili’s Grill and Bar, and Romano’s Macaroni Grill. Plenty of local restaurants can also be found throughout the neighborhood, with many along Bell Road, including Valle Luna for its popular cantina and Sonoran-style Mexican fare, and U.S. Egg Breakfast and Lunch for diner-style classics alongside bloody Mary and mimosa flights. Residents can pick up groceries at Costco just south of Deer Valley Towne Center, or head further south to east-west thoroughfares of Bell Road, Union Hills Drive and Thunderbird Road, which are lined with stores like Walmart, Fry’s, Safeway, and Asiana Market. Plenty of additional retailers and grocery stores can be found within just a few miles either direction, and major shopping can be done 6 miles west at Arrowhead Towne Center, a large shopping mall anchored by Macy’s, JCPenney and Dillard’s.

Movies and a farmers market at Deer Valley Towne Center, plus local museums
On Saturday mornings, the Pinnacle Peak Farmers Market at Deer Valley Towne Center offers local produce, fresh baked goods and crafts. For movie night out, there’s the IMAX screen at the town center’s AMC Theatre. On the neighborhood’s south end, the Martin Auto Museum houses over 170 classic cars, hot rods and one of the largest collections of automobile memorabilia in the world. Just north of the 101, residents can visit the Deer Valley Petroglyph Preserve to take a self-guided tour of a quarter-mile trail featuring over 1,500 petroglyphs, some dating as far back as 6,000 years ago. Inside the museum, visitors can learn about the archaeological history of the area and the lives of those who made the petroglyphs.

Local sports parks, a community pool, and hiking, biking and equestrian trails nearby
Just south of Bell Road, Conocido Park has a 9-hole disc golf course, and, like Sunburst Paradise Park just west, also has a playground and lighted basketball and sand volleyball courts. Just east of Interstate 17, Deer Valley Park’s public swimming pool provides a place to cool off, as well as a playground and sports facilities of its own. It’s also just as popular with four-legged residents thanks to the large dog park. The on-site Deer Valley Community Center offers a gymnasium for shooting hoops as well as additional sports programs and fitness classes. On the neighborhood’s west side, Skunk Creek Linear Park is a 3.5-mile hiking, biking and equestrian trail along a creek bed. Just north of here, on the other side of the 101, the nearly 1,200-acre Thunderbird Conservation Park has an additional 15 miles of trails of varying difficulty through the Hedgepath Hills.

While part of south Deer Valley is zoned for Washington Elementary School District and Glendale Union High School District, most students attend Deer Valley Unified District from prekindergarten through graduation. Students can take several education pathways within the district, and may attend Park Meadows Elementary and Desert Sky Middle, each receiving an A-minus-rating from Niche. From there, students may attend the B-rated Barry Goldwater High, where they can enroll in a variety of career and technical education courses like marketing, sports medicine and graphic design.
