One of Arizona's first master-planned suburban communities, Maryvale is a long-established neighborhood in western Phoenix. Today, homebuyers are often drawn to its relatively low housing costs and convenient freeway access. Living here keeps you close to American Family Fields of Phoenix, the spring training home of the Milwaukee Brewers. Local parks and a variety of independently owned restaurants add to its appeal.
Many of Maryvale’s homes date back to the mid-1900s, when the community was first developed, but others were added more recently. Ranch-style houses are fairly common, and there are a few Pueblo Revival-style designs as well. Homes typically sell between the mid-$200,000s and the mid-$400,000s, and townhouses generally range from the low $100,000s to the mid-$200,000s. The median sale price is in the low $300,000s, below the citywide median.
The relatively low price points often attract first-time buyers, says Oscar Colato, founder of Team Colato with Re/Max Fine Properties, who has lived in the Phoenix area since 2004. "It's got good access to jobs and transportation, so there's also a strong rental market," he adds. "A lot of people come here looking for investment properties."
If you enjoy spending time outdoors, Maryvale has a few green spaces you can explore. At Orme Park, there’s a playground and shaded picnic tables. Sueno Park has similar amenities, as well as a volleyball court and baseball fields. When temperatures climb, the pool at Maryvale Park is a popular spot to cool off. A short drive away is Desert West Park, a 100-acre recreation area with a skate park, fishing lake, sports complex and community center.
Colato says one of the area's biggest attractions is the nearby American Family Fields of Phoenix, where the Milwaukee Brewers hold their spring training throughout February and March. "It brings a lot of people here each year," he says. He adds that the Arizona State Fair, which takes place in the fall just east of the freeway, also attracts large crowds.
Along major roads like Indian School Road and 43rd Avenue, you'll find a mix of grocery stores, fast-food chains, discount retailers and everyday services. There are also several locally owned dining spots, including:
Maryvale is home to a variety of employers, including manufacturing facilities and warehouses. Valley Metro buses run throughout the neighborhood, giving some residents who work locally the option to commute without a car. “It’s one of the few areas in Phoenix where the bus service is actually used,” Colato says.
With direct access to U.S. Route 60 and interstates 10 and 17, driving is also convenient. Downtown Phoenix is about 5 miles away, with travel times typically ranging from 10 to 20 minutes. Glendale is less than 10 miles away, and the trip usually takes between 15 and 25 minutes.
Most families are served by the Isaac School District No. 5 for elementary and middle grades, followed by the Phoenix Union High School District. Some students go to Carl Hayden Community High School, which offers a computer studies magnet and a dual-language program in English and Spanish. There are several charter options in the area, including West Phoenix High School.
