Scenic mountain views in every direction

Surrounded by scenic mountain ranges and oasis-like golf courses, Paradise Valley is a community that lives up to its name. Set 15 miles northeast of Phoenix, Paradise Valley is best known for its multi-million-dollar homes, resort amenities and highly rated schools in the Scottsdale Unified School District. “It’s the most affluent zip code in Arizona,” says Matt Walsh, a Realtor with Russ Lyon Sotheby's International Realty who has worked in real estate for over 10 years. Homes here are often custom builds on secluded lots with striking mountain views free of noise pollution. “That’s the good thing about Paradise Valley: it’s very quiet and very prestigious,” says Dominick Montano, a Realtor with HomeSmart and local business owner of Phoenician Doors and Windows, who has lived in the area since 2005. Commercial amenities and public transportation are mostly limited to the center of the neighborhood, but mountain views are always visible; whether it's Camelback Mountain to the south, the McDowell Mountain range to the east, the towering Phoenix Mountain Preserve on the west end or Mummy Mountain in the heart of town, Paradise Valley offers its residents views like nowhere else.

Mansion estates with multi-million-dollar price tags

“The average home price in Paradise Valley is $7 million, and Scottsdale’s average is $1 million, so that shows the difference in the caliber of house,” says Montano. Most homes here range between $3 million and $10 million, but some estates can reach asking prices of up to $20 million. “It’s mostly a luxury area,” says Montano. “Homes are very grand and luxurious on nice, big, grassy lots. Pools are very common here, and I’ve seen some places with pickleball or basketball courts.” Most homes are ranch-style mansions from the late 20th century or 2000s spanning 3,000 to 8,000 square feet. Homes are typically one-of-a-kind and may draw from Spanish Revival and contemporary minimalist designs; popular features include heated pools and spas, guest houses and sports courts. While most homes do not belong to homeowner’s associations, there are exceptions, like Clearwater Hills, where residents live in a private, gated community with a 24/7 attendant. Villas in the luxury Mountain Shadows Resort are between $2 and $3 million, where residents share access to community amenities like a pool, spa and fitness center.

Scottsdale Unified School District receives high marks from Niche

Paradise Valley is part of the Scottsdale Unified School District, which Niche rates A overall. Local kids can attend Kiva Elementary, Mohave Middle and Saguaro High, all of which are A-rated. At Kiva Elementary and Mohave Middle, kids can get an early start exploring STEM topics through extracurriculars like the robotics club. At Saguaro High, a COGNIA STEM Certified School, students in Saguaro’s Scottsdale Math & Science Academy can take advanced courses and access resources tailored to those interested in pursuing careers in the STEM field.

Surrounded by mountains and golf courses

The Phoenix Mountain Preserve is west of Paradise Valley, where residents can hike the 2-mile Dixie Peak Loop to the 2,429-foot summit, which offers sweeping views of Paradise Valley below. Camelback Mountain is south and features two main trailheads, Cholla and Echo Canyon, featuring uneven terrain and sharp elevation climbs. Nearby at the Paradise Valley Country Club, a local staple since 1953, members can enjoy Camelback Mountain views from the ground while enjoying club amenities like an 18-hole golf course, fitness center and courts for tennis and pickleball. Four miles north toward Paradise Valley’s center, the 18-hole course at Orange Tree Golf Resort is open to the public and offers tree-lined fairways dotted with blue lakes. Three miles west, Roadrunner Park offers soccer fields, a pool and courts for pickleball, basketball and tennis; the park also hosts the weekly Roadrunner Park Farmers’ Market on Saturdays.

Groceries, restaurants and more in Paradise Valley

Montano says dining options are limited in Paradise Valley compared to Scottsdale or Phoenix. For groceries, residents can choose between Costco or Sprouts Farmers Market on East Cactus Road in the center of the neighborhood; Walmart and Target are also nearby for home essentials. Dining options include fast-food restaurants like In-N-Out, national chain eateries like IHOP and Olive Garden and locally owned restaurants like Teazona, where folks can enjoy Asian cuisine like dumplings, noodles and boba tea. Nearby, The Oink Café serves American brunch food with craft cocktails; the café is known for its specialty in bacon, featuring eight bacon varieties and plenty of bacon-themed eats, like their bacon maple donut. About 6 miles south at Mountain Shadows Resort, residents can dine at Hearth ‘61 for American fare in an elegant setting or Rusty’s, a casual brunch spot featuring happy hour specials. Old Town Scottsdale is 10 miles south, a neighborhood popular for its many shopping and dining options, including fine dining restaurants like Fat Ox and Fogo de Chão and retail shopping at the Scottsdale Fashion Square. On Saturdays, the weekly farmers’ market at Roadrunner Park offers fresh produce and handmade crafts.

Arts and sports nearby

Centrally located just off East Cactus Road, the Theatre Artists Studio is a nonprofit organization supporting local artists and a venue for musicals, plays and workshops year-round; locals can become artistic members to get involved with the studio’s productions or sustaining members to donate and support the studio’s work while enjoying bonuses like free entry to workshops and behind-the-scenes activities. Harvest Bible Church is a mile north, where locals can participate in bible study meetings, social groups and educational classes. In February, major league baseball’s spring training starts, and Paradise Valley residents are within 20 miles of several Cactus League ballparks, including Salt River Fields at Talking Stick, Scottsdale Stadium and American Family Fields of Phoenix, where the Arizona Diamondbacks, Colorado Rockies, San Francisco Giants and Milwaukee Brewers play. On Veteran’s Day, Paradise Valley celebrates with the annual Veteran's Appreciation Vintage Car Show, where residents can show off their cars and raise money for charity.

Getting around the Phoenix Metropolitan Area

Phoenix is about 15 miles southwest of Paradise Valley, a 25- to 60-minute drive via Route 51, depending on traffic; Scottsdale is about 5 miles southeast, a 10- to 20-minute drive. Route 51 runs north to south through Paradise Valley toward Route 101 and Interstate 10 for an easy commute anywhere in the Phoenix Metropolitan Area. Valley Metro bus stops are accessible on main roads like North Tatum Boulevard but are limited throughout most of Paradise Valley. Mountain View Medical Center is centrally located on East Shea Boulevard, and Phoenix Sky Harbor International Airport is 10 miles south.

Paradise Valley has been called my home for the past 5 years, and it has easily been my favorite neighborhood. There is tons of malls and eateries. If I had to change anything, it would be to incorporate more indoor malls instead of housing.

Lovely town but lacking in public transportation and walkability. Houses are large and spread out, so there is little opportunity to interact with neighbors.
