Bryson Ranch will be Pilot Point's largest planned community

Bryson Ranch is a master-planned community being developed in Pilot Point, Texas, in north Denton County. It will be the third such community in the city from developer Centurion American, and it will also be the largest, with roughly 3,000 homes and amenities on more than 1,000 acres. Amid the growth of the North Dallas Metroplex, Pilot Point offers easy access to the future extension of the Dallas North Tollway.

Home construction slated to begin by early 2027

Homes will be a mix of classic and contemporary models built close together along walkable, subdivision-style streets. Plans also call for more than 100 townhouses. D.R. Horton and Beazer Homes are among the builders who will be involved in the development. “Once all infrastructure construction is completed and accepted by the city and [the] Mustang Special Utility District, then home construction will begin, says Darrell Gentry, Pilot Point’s community services director. Gentry adds that the “sticks and bricks” should begin appearing by late 2026 or early 2027. “A diversity of lot sizes and specific development standards have been adopted to guide home construction, provide open spaces and protect floodways and connecting neighborhoods,” Gentry says.

The Mustang district provides water and sewer service to communities in north Denton County. It is not a traditional municipal utility district, so homeowners will not see an increase in their annual property tax bills. Prospective homebuyers should inquire about monthly HOA fees.

Residents have easy access to highways for commuting and short trips

Farm to Market Road 455 connects to the North Dallas Parkway about 8 miles east of town. The parkway leads to the Dallas North Tollway further south in Frisco, about 25 miles away. However, the tollway is being extended north into nearby Celina, which will increase the convenience of commutes to Frisco, Plano and Dallas.

Pilot Point is located along the U.S. Highway 377 corridor that connects to U.S. Highway 380 about 12 miles south. U.S. 380 is a busy commercial corridor that provides direct access to Denton and McKinney. The new passenger terminal at McKinney National Airport will allow residents to avoid making the longer trip to Dallas for certain commercial flights.

Plenty of amenities planned; city lake is a popular destination

Four amenity centers are planned to anchor the community’s recreational opportunities. Specific amenities will include playgrounds, sports courts, fitness centers, resort-style pools and hiking and biking trails. In addition, 2 acres will be set aside for future development of an on-site EMS facility.
The city’s recreational activity centers around Lake Ray Roberts, a haven for outdoors enthusiasts and home to Ray Roberts Lake State Park. Old City Park is a downtown destination.

Downtown Pilot Point is the heart of local activity

Upon completion, Bryson Ranch will include roughly 60 acres of commercial space. Outside of the community, local boutiques, restaurants and more are concentrated downtown and along U.S. 377. Popular stops include:

  • Powerhouse Burgers, for casual-fast comfort food
  • Lowbrows Saloon, a cozy tavern in a historic building
  • Corner Cafe, which serves up hearty homestyle dishes
  • Nick's Italian Restaurant, for authentic Italian favorites
  • Brookshire Brothers, an employee-owned grocery chain
Downtown is also home to the Starbright Center for the Arts and hosts holiday events and other celebrations. Bonnie & Clyde Days is the city’s signature event. Parts of the 1967 movie “Bonnie and Clyde” were filmed in Pilot Point.

Pilot Point is served by a local school district.

Pilot Point Elementary School, Pilot Point Middle School and Pilot Point High School make up the local independent school district. The high school partners with North Central Texas College to offer dual credit courses. Students can apply for transfers to schools outside of the Pilot Point Independent School District.
Choice Learning Academy is a private Christian school in town that serves students in kindergarten through 12th grade.
