Ferguson aims to protect its parks and farmland
Ferguson Township stretches from the urban Penn State University to the suburban outskirts of State College and into the rural farmland of Pennsylvania. “It’s a very livable community with a mix of the university town aspect to it as well as an agricultural and rural setting,” says Jaymes Progar, the assistant township manager of Ferguson Township. The pride and joy of Ferguson are its green spaces and agricultural areas. “We have a great park system,” says Progar. “There’s a lot of longstanding family-owned and historic farms. Fifty-five percent of the township belongs to Pennsylvania’s Agricultural Security program.” The Agricultural Security Areas program allows farmers the right to farm and be exempt from ordinances that may dissuade or mitigate farming activity. Preserving and protecting its farmland is the same as protecting the township’s identity, further reflected in the area’s Home Rule Status. This status helps minimize and control state intervention in local issues, allowing Ferguson to establish rules specific to its township’s environmentally friendly culture.

Tom Tudek Memorial Park is the 'jewel of the park system'
“Tudek Park is the jewel of the park system,” says Progar. Once farmland slated to be a shopping mall, Tom Tudek Memorial Park is now a 91-acre green space for the community to enjoy. The park was saved in part by Bob and Elise Tudek, who purchased a portion of the land. The township later received a grant to turn the what had been farmland into a park and bought some of it from the Tudeks, who donated the rest. The family continued to invest in the park, building a trust, and it was eventually named after their son, who was killed in a motorcycle accident. The Snetsinger Butterfly Garden was named for the son's friend, Clare Snetsinger. Her father, Robert Snetsinger, known as Butterfly Bob, used to volunteer in the garden, and his giving nature continues to inspire current volunteers. Among the many amenities in Tudek Park, the horse pastures are one of the more unique features. Already housing several horses, the stables recently acquired two new residents, a mother and her foal. This pair is part of an ancient and rare breed of horses known as Akhal-Teke, famous for their beauty and athleticism. Only 20 acres of the park are used for recreation, and no green spaces are to be treated with chemicals.

Ferguson homes range from townhouses to farmhouses on preserved land
Townhouses and multi-family homes with small yards may be found beside commercial areas near Penn State. Subdivisions with primarily single-family homes in the more suburban part of the township have slightly bigger, well-manicured lots with sidewalks bordering winding streets. Farther out, farmhouses bordering state routes interrupt rows of multi-colored fields. Colonial Revival, split-level, postmodern and ranch are common styles in the area. Townhouses and multifamily homes range from $220,000 to $550,000. Single-family residences range from $275,000 to $825,000. Newly constructed homes can range from $845,000 to $960,000. Houses on farmlands may be preserved by Purchase Agricultural Conservation Easements, which dictates that a farm must continue to be used for agricultural purposes. Ferguson has the most preserved farms in Centre County.

Shopping and dining are done in the urban center of State College. “State College has many amazing restaurants for every palette,” says Amy Doran, a Realtor and team lead with Keller Williams Advantage Realty, who has been licensed since 2003. American Ale House and Gigi’s Southern Table serve diner and bar food in an upscale rustic setting. Kelly’s Steak & Seafood is guarded by a large, steer statue on its roof and serves hearty American fare. Ag Progress Days is the state's largest outdoor agricultural exposition
Route 45 Getaways showcases small businessowners along the state route from the end of July to early August. Farm owners bordering the route participate in the event, selling goods and fresh produce to attendees. Off state Route 45, Penn State holds Ag Progress Days. “The University has agricultural research facilities in Ferguson,” says Progar. “And they host Ag Progress Days, where everyone learns about what’s been happening, like research and technology trends.” Progress Days is the state's largest outdoor agricultural exposition. Pine Grove Mills, a historic neighborhood in the township, hosts a farmers market every Thursday until the end of September. Residents may purchase produce from local farms and farmers. “There are many farmers markets throughout the area,” says Doran. “With fresh produce, flowers, homemade goods, etcetera.” Religious services are held at St. Paul Lutheran Church, Nittany Bible Church and Gatesburg Lutheran Church.
