Big, leafy lots lie in Pinecrest

One look at Pinecrest makes it easy to believe that preserving large, verdant lots was at the forefront of its founding. Here, mature oak, banyan and palm trees tower over manicured lawns and estate-style homes. “The two main issues that triggered our village’s formation were zoning density and police coverage,” says Hazel Goldman, one of the village’s founding mothers and a local Realtor with RE/MAX Direct Realty. Spearheaded by the community’s first mayor, Evelyn Greer, Pinecrest’s incorporation as The Village of Pinecrest was finalized in 1996. Its police force became operational in 1997. The village has since grown, but with every tree taken down, several more are planted. According to Jane Barrellier, a twenty-year resident of Pinecrest and Realtor with Compass Florida, the village’s active community has flourished alongside its greenery. “Pinecrest is a place where your neighbors become your friends. We have a lot of gatherings,” she says. “It’s more than a high quality of life; it’s really a lifestyle.”

Estate-style living

True to its roots, lots in Pinecrest range from a little less than a half-acre to over a full-acre. Most properties are HOA-free. “The community was first plotted in the ‘50s and ‘60s,” says Evan Goldman, a longtime Pinecrest resident and a Realtor with RE/MAX Advance Realty. “They were simple ranch-style homes, some midcentury modern. Over the years, there have been different waves of construction, different styles for each era.” Styles that have joined the community include contemporary, modern and Mediterranean Revival. Still, the bulk of Pinecrest’s housing stock comprises Minimal Traditional and midcentury modern ranch-style homes. “A lot of the older homes in some areas have been knocked down and reclaimed with new construction,” Evan Goldman says. Pinecrest’s list prices for single-family homes start around $1.3 million for 1950s ranch-style properties. Prices race well beyond $10 million for new construction mansions with all the bells and whistles for resort-style living. A smattering of condos and townhouses can be found on the outskirts of the community, ranging from $329,000 for, say, a one-bedroom condo to $1.3 million for a new construction or waterfront townhouse.

Miami Palmetto Senior High: Jeff Bezos’ alma mater

“Pinecrest is a very family-oriented [community] that’s been driven by the strength of its public schools for many years,” Evan Goldman says. Pinecrest students kick off their education at Pinecrest Elementary, which earns an A on Niche and offers a Global Tech program to shape students into global citizens. For grades six through eight, students can attend Palmetto Middle, which earns an A-minus. High schoolers can head to Miami Palmetto Senior High, which earns an A-plus and boasts such notable alumni as Jeff Bezos and Supreme Court Justice Ketanji Brown Jackson. “The private schools here are exceptional as well,” Barrellier says. “Schools such as Gulliver offer the International Baccalaureate program.”

A Saturday in Chapman Field Park

There is no shortage of green space in Pinecrest. There are two ten-acre parks on the east side alone. Suniland and Evelyn Greer Park are recreation hubs; both feature ballfields for aspiring big-leaguers and playgrounds where kids can swing, slide and climb. “For a Saturday, I’d start with a nice long walk with my dogs,” Barrellier says. “Maybe go to Chapman Dog Park.” In addition to its dog park, Chapman Field Park offers residents a canoe launch, walking trails and a baseball field. For more amenities, Pinecrest Gardens is not only a 20-acre park hosting a botanical garden, a petting zoo and a children’s playground, but the park is where many of Pinecrest’s annual events are held. Also here is Cypress Hall, which hosts ever-changing visual art exhibitions, and the Banyan Bowl, a theater for the performing arts.

Events at Pinecrest Gardens

Pinecrest Gardens hosts many family-friendly events throughout the year. In March, neighbors compete for the title of best chili at the annual Pinecrest Gardens Chili Cook-Off. January brings the yearly Pinecrest Gardens Art & Design Fair. December lights up the gardens with the Nights of Lights. The village is very active and organizes a lot of events at the community center, Barrellier says. “There are group runs, cleanup parties, poetry clubs and all kinds of activities.”

U.S. Route 1

U.S. Route 1 runs along Pinecrest’s west side. It’s both a main thoroughfare and commercial corridor, lined by places to shop and dine. “We have a nice Thai restaurant, Indian, Peruvian, Japanese,” Barrellier says. “There are a lot of different restaurants.” Residents grab groceries at Whole Foods, Trader Joe’s and Publix. For light shopping, they can head to Suniland Shopping Center and pick up a new paperback at Books and Books or try the pastries at La Boulangerie Boul’Mich.

Miami proximity

Pinecrest’s quiet, leafy streets may make it seem remote, but the village is only 12 miles south of Downtown Miami. U.S. Route 1 runs along the community's western edge and connects to Interstate 95 near downtown Miami.
