Pinewood is a residential community of just over 17,000 residents, under 10 miles from downtown Miami and popular South Florida beaches. It's bordered by Interstate 95 to the east, allowing easy access to popular Miami neighborhoods and touristy cities like Fort Lauderdale. Pinewood's modest, mid-20th-century homes are growing in popularity. "It's unincorporated Miami-Dade, so there are not as many restrictions as to what you can and can't do with your house and property, which is a big draw," says local Realtor Sergio Carrasco of Keller Williams Capital Realty. He's sold homes across the region for a couple of years. "A lot of people are moving here. It's up-and-coming." The largest industries in Pinewood are food service/accommodation and healthcare.

The median home price in Pinewood is about $470,000, above the national median. The market consists predominantly of single-family homes, but several condominiums and duplexes pepper the community. Most homes in Pinewood were built in the 20th century. Homes built between the 1920s and '50s include cottages and bungalows, and homes built after the '50s have Mediterranean and midcentury influences. Ranch-style homes were built across the 1900s. Miami-Dade County Public Schools earns high remarks on Niche

Miami-Dade County Public Schools receives an overall A-minus on Niche and serves over 330,000 students. Pinewood is zoned for Miami Senior Central High School, which scores a C-plus on Niche. Miami Country Day School is about 3 miles east of Pinewood. Niche gives the school an overall A-plus and ranks it among Florida's top 10 best private high schools. Miami Dade College offers post-secondary options just west of Pinewood at its North Campus.

Days at the newly renovated Arthur Woodard Park

According to the Trust for Public Land, 75% of residents live within a 10-minute walk of a park. The Miami-Dade County Parks, Recreation and Open Spaces Department operates all three parks in Pinewood. In November 2022, the department unveiled the newly developed Arthur Woodard Park, revealing new amenities like a fitness court and an elevated platform. Pocket parks pepper surrounding communities with traditional amenities like sports facilities and playgrounds. Several beaches are nearby; Surfside Beach is about 7 miles east, and North Beach is around 8 miles away.

A community of diverse dining options

Pinewood offers varied dining options along NW 119th Street and NW 7th Avenue. Local restaurants serve cuisines from Nicaragua and the Dominican Republic to Haiti and Jamaica. Between restaurants are several service businesses, car shops and chain stores. Big-box grocery stores and supermarkets, like Winn Dixie and Key Food Supermarket, are available, as are several small food markets and convenience stores.

Hurricane risks and hot summers

Pinewood's summers are hot, and winters are mild; average temperature lows are above 50 degrees in the winter. According to First Street, Pinewood is most at risk from hurricanes and can experience severe winds. According to the National Risk Index, all Miami-Dade County has a "very high" risk index mainly due to the likelihood of hurricanes. Although First Street indicates a minimal risk of flooding in Pinewood, flood insurance is recommended.

Hopping on the Metrobus and heading to downtown Miami

Miami-Dade Transit operates Metrobuses that shuttle across Pinewood, taking residents into downtown Miami about 9 miles south. Miami-Dade Transit also manages the Metrorail, a 25-mile dual-track train service. The Northside train station offers access to the Green Line about 4 miles away. Interstate 95 serves the community. "You're close to everything because of proximity to the highway," Carrasco says. "You are close to the beach and Brickell." Pinewood is home to the North Shore Medical Center, which has served the community for over 60 years. The Miami International Airport is about 10 miles south.
