The neighborhood is almost evenly split among renters and owners, mainly due to Los Medanos College. Most students rent apartments around campus. The majority of homes were built in the 1970s and ‘80s. These tend to be Spanish-revival, single-story and bi-level ranch-style houses, while some are modern takes on traditional Craftsman designs. “This is a quiet, close-knit neighborhood, and the people who live there stay there,” says Pittsburg native Kristen Adams, a Realtor with Re/Max Gold. Her mother has lived in Highland Meadows for 30 years, giving Adams a unique perspective., “It’s just been the best neighborhood and has the best neighbors," she says. "Listings don’t come up often, so if a house is priced right, it will sell quickly.” Homes sell for a median price of $575,000, typically after 33 days on the market. The price range for single-family dwellings is $500,000 to $700,000. Condos and townhouses range from $250,000 to $475,000.Green spaces, trails and the historic Black Diamond Mines
South of Buchanan Road, Highlands Ranch Park covers 10 acres with a large dog park, a baseball field and courts for tennis and basketball. Two playgrounds attract children of all ages, with equipment for toddlers and a play area for older kids. Nine-acre Los Medanos Lake is surrounded by a trail network used by the community and college students. There are fitness stations along the shoreline, and many people come to enjoy bird and wildlife watching. Via Delta de Anza Trail bisects Highland Meadows, following the path of one of the area’s earliest Spanish explorers. The paved ,15-mile multi-use trail will eventually span 25 miles, connecting the community college, parks and several Pittsburg neighborhoods. The Black Diamond Mines Regional Preserve is just south of Highland Meadows. This historic park has camping sites and hiking trails alongside the opportunity to explore some of the mines themselves. The first stop is the Greathouse Visitor Center, an underground chamber displaying artifacts and photographs from the region’s mining operations.Diverse educational programs and a local community college
Children in Highland Meadows are part of the Pittsburg Unified School District. Stoneman Elementary, rated C-plus by Niche, teaches students to work together and care for their school through its Student Council. Selected children in kindergarten through fifth grade meet monthly to organize new events and classroom activities. Hillview Junior High, also rated C-plus, has diverse clubs and activities, including the Hillview Warrior Jr. Explorers Program. The class, taught by a Pittsburg police officer, is aimed at students interested in studying law. B-rated Pittsburg Senior High features a career technical education program with 14 pathways, such as graphic design and information technology. The neighborhood has continuing education options, too. Los Medanos College, in the northern portion of Highland Meadows, offers 25 associate degree programs, as well as 30 career-technical certification opportunities.Bike lanes, walking trails and Bay Area Regional Transit options
Getting around the neighborhood can take a variety of forms. The busiest road is Route 4, also known as California Delta Highway. Cars travel along multiple lanes while a Bay Area Regional Transit metro train runs along the center of the roadway. This constant activity can increase noise levels near the highway, but the area is quieter than downtown Pittsburg. Buchanan, East Leland and Loveridge Roads are also significant local streets. Each has bike lanes and bus stops. The neighborhood has several walking trails, including those around the college. When people need medical care or to travel, the Pittsburg Health Center is only a mile away, and Oakland International Airport is 43 miles southwest.Shopping and dining in Highland Meadows
Highland Square, an open-air shopping mall, offers a variety of stores and restaurants. Fiya Spice Caribbean brings the flavors of Jamacia to the Bay Area, including daily favorites like jerk chicken and curry goat. Sweet A’s combines a coffee shop and cafe into one peaceful hub. Viet Palace Restaurant makes over a dozen pho varieties. In addition to authentic dishes like lemongrass beef and mango salad, the eatery also puts its own spin on Cajun specialties, including spicy boiled crawfish, corn and potatoes. There is a Walmart in the neighborhood, but for more options, North Park Plaza is just north of California State Route 4. The shopping center contains WinCo Foods, a Home Depot and an Island Pacific Supermarket.Natural disaster risks
Highland Meadows, like other communities in the area, is at risk of wildfires. The community also has an increased risk of earthquakes as the area is close to a fault line. To combat these hazards, the city and Contra Costa County operate several fire stations nearby for quick response times. Fail-safes are in place to cut off electricity to the community in case of natural disasters disrupting power lines. Residents are encouraged to download the first statewide earthquake warning system through the MyShake app. In terms of crime, the neighborhood has a CAP Index score of 6 out of 10, slightly higher than the national average of 4. Property crimes, like robbery and car theft, are statistically most likely.
