A bedroom community with views of the Los Medanos Hills
Industry, history and rugged terrain surround the residential Pittsburg Southwest neighborhood. Located less than 4 miles from downtown Pittsburg, the community rests against the base of the Los Medanos Hills and is minutes away from San Pablo Bay, Honker Bay and the San Joaquin River. Part of Contra Costa County, the area is 39 miles from San Francisco, 64 miles from San Jose and 75 miles from Sacramento. The town was founded as a port in 1849 as the California Gold Rush began. However, the city’s fortune would come from nearby coal deposits instead. Several of the Black Diamond Mines are now a regional preserve south of the neighborhood. Pittsburg Southwest is also near golf courses, hiking trails and green spaces, making this area highly desirable for outdoor adventures.

People in the neighborhood have their choice of green spaces. Ambrose Park rests in the northwest corner of Pittsburg Southwest and houses the Ambrose Aquatic Center. The complex teaches swimming and water polo classes for a variety of ages. There are also playgrounds, open areas and grills. Hillsdale Park rests in the center of the neighborhood. It’s made of a grassy field, play areas and a colorfully painted basketball court. Exercise equipment is dotted along the park’s walking path, and the grassy area is large enough for soccer games. Near Pittsburg Southwest’s eastern border, Stoneman Trailhead Park offers a 2-mile paved pathway that weaves through sloping hillsides and provides panoramic views of the area’s natural beauty.

Ranch-style houses with customized features
Pittsburg Southwest is an entirely residential neighborhood, and many houses were built in the 1980s. Most dwellings are ranch-style designs, although they each have their own character. Some are red or white brick, while others have Tudor elements, such as exposed exterior beams. Many are single stories, but a few bi-level houses are also available. “The housing market in southwestern Pittsburg is pretty stable. It’s a fairly quiet area, with lots of families and some renters,” says Vincent Rossi, a real estate agent with Keller Williams and over a decade of experience. The established neighborhood is dotted with trees, ornamental shrubs and small gardens, giving it a nostalgic suburban feel. Residences sell for a median price of $600,000 after nine days on the market, making the area highly competitive for homebuyers. Prices range from $450,000 to $675,000, with renovated homes selling at the upper end of the spectrum.

Students can then continue at C-plus-rated Rancho Medanos Junior High, which participates in the California MTSS Continuum of Support. This program works to help every student with general, supplemental and intensified support needs in academic, mental health and other areas. Finally, students attend B-rated Pittsburg Senior High. Major highways, bus stops and train stations
The Pittsburg Southwest community occupies a unique position in the city. The residential area sits between the base of the Los Medanos Hills and California Delta Highway, also called Highway 4. The roadway leads to Antioch and Pacheco and connects to Interstate 680, which passes through Fremont. “Most people commute to work from the neighborhood,” says Rossi. The neighborhood is bordered by Bailey and West Leland Roads, making the journey to work easier. Bus stops can be found on both streets, and a Pittsburg/Bay Point Train Transfer Station is situated along Highway 4. The area is somewhat bikeable, and the city is dedicated to creating more infrastructure for cyclists and pedestrians through the Pittsburg Moves Active Transportation Plan. The Pittsburg Health Center lies 3 miles east, and Oakland International Airport is 40 miles away.

Contra Costa Country natural disaster risks
California has a significant chance of earthquake risks, and Pittsburg is no exception. Residents are encouraged to download the MyShake app, the first statewide earthquake warning system to receive alerts when a tremor of 4.5 or higher is detected. Pittsburg Southwest also has a slight chance of flooding because the Contra Costa Canal partially borders it. The neighborhood has an increased risk of wildfires due to being located against the Los Medanos Hills. Wind gusts can be stronger coming down from higher elevations, increasing the chance of fires spreading. To combat this potential problem, Pacific Gas and Electric will turn off electricity in an affected area to stop falling power lines from creating more hazards. The Contra Costa County Fire Protection District operates three stations in Pittsburg to ensure quick response times.
