Esplen has a planned facelift featuring the Ohio River
The Esplen neighborhood was named after Scottish immigrant Henry Esplen. Esplen was essentially created after the development of a railroad in the 1800s. Named after settler John Esplen, the neighborhood was once a railroad camp for workers who were constructing the tracks close to Esplen. By the 1940s, more than 1,000 people had lived in the tiny community, but by 2010, only a few hundred residents had called it home. The area is boarded by Chartiers Creek and the Ohio River, and Downtown Pittsburgh is only a 5-mile drive away. The area packs quite a bit in a small package — the community is less than three square miles. “Esplen is a tiny neighborhood – one of the smallest in the city of Pittsburgh – and is mostly known for being on the outskirts of McKees Rock, where you can find restaurants and the Roxian Theatre,” says Rebekah Siegel, Realtor with Re/Max Select Realty, who is a native Pittsburgher. Dan Haeck, a Realtor with Coldwell BankerRealty, echos Siegel’s sentiment. “This is a tiny, little neighborhood with a mix of commercial properties.” Since the neighborhood borders the Ohio River, Haeck said that the city plans to rebrand the neighborhood into a river-view zone complete with condos that overlook the waterway’s scenery.

Homes from the 1900s
Head up and down the hilly landscape of Esplen to see the foursquare structures, row homes and brick two-story houses primarily built in the early 1900s. Rob Borgo, a Realtor with Coldwell Banker, says the homes remind him of “boxes without being row homes.” Concrete sidewalks make these elevated streets accessible, with cobblestone side streets adding to the neighborhood's character. A 1,982 square foot three bedroom and one bath traditional house built in 1909 will cost $57,500. $95,000 gets a four-bedroom and one-bath traditional home built in 1900. Haeck describes the homes as “very small and very old” and says that parts of the neighborhood have some vacant lots. Overall, housing prices sit between $67,000 and $237,000 and most homes average 1,640 square feet in size on lots that, on average, are 3,049 square feet. The Cap Index crime score for the neighborhood is 5 out of 10, which indicates moderate crime.

Brashear High has an extensive Career and Technical Education program
Students living in Esplen attend Langley K-8, which has an overall C rating on Niche, and Brashear High, which has an overall C-plus rating. The namesake park
Located on Esplen Street, the neighborhood’s namesake park features swings and a jungle gym with two slides. For additional recreation, residents can head to Sheraden Park. Kids can create their own adventures in the park’s playground. Locals can have a picnic under the mature trees and, on a Saturday afternoon, have a competitive game of basketball, tennis or baseball. In the summer, they cool down in the pool. The city of Pittsburgh is planning to renovate the park, so residents will soon see a new playground, community garden and grills. The park will also see an expansion from 50 acres to 90. Sheraden Skate Park is just one mile from Sheraden Park and offers skaters the opportunity to show off their skills on the fun boxes and grind rails.

Yinz want a pierogi?
Locals can head to McKees Rocks for the best restaurants by driving across the connecting Linden Street. Pittsburgh is known for its pierogi, and patrons of Pierogies Plus can have one of these homemade Eastern European dumplings. Mama Lena’s Pizza is where locals go for pizza, specifically to pick up their white pizza. From Chicken Parmigiana to Veal Piccata, 1905 Eatery is a popular restaurant for authentic Italian cuisine. Don’t be surprised to have a server say, “Are yinz ready to order?” Yinz, which translates to “you all,” is one of the many terms uttered by native western Pennsylvanians. For food shopping, residents can go to the ALDI on Chartiers Avenue for groceries. For more shopping, Borgo says residents need to head to Station Square or South Side. “Esplen is not much of a business district,” he adds.

Great commuting access
Thanks to Pittsburgh Regional Transit, residents can get around by car, subway or bus. In all, there are two bus stops within Esplen’s borders and two subway stops within a 10-minute drive. Borgo says the proximity to interstates 279, 79 and 376 makes Esplen a great place for those who have to commute in the area. Long-distance travelers can head to Pittsburgh International Airport, which is less than 20 miles from the community.
The best way to travel in and out of Esplen is by the PRT bus.
Subway stops are a ten-minute drive of Esplen.
