Convenience and a sense of community in Plainview
Named for the view of the abundant farmlands that once spread out around Manetto Hill, today’s Plainview is a lively suburban neighborhood full of shopping and dining options. “Plainview is kind of in the middle of the island, very close to all of the highways, so it’s more accessible,” says Zehava Friedman, a Realtor at Coldwell Banker who has lived in the community for 23 years. She adds that nearby shopping centers and hospitals add convenience, but once people move to Plainview, they find other reasons to stay. “I thiqwnk people are very community-based here. They help each other,” Friedman says. “We had a girl a couple of years ago who had a really horrible skiing accident, and the community really came together to help collect money for the family for her medical treatment. So people are always really willing to help. I think the people make a place, and we have a lot of very good people living here.”
According to the U.S. Census Bureau, 32.7% of residents work in education, health care and social assistance. In 2023, Plainview Hospital completed a $19 million expansion, building a new cardiac catheterization lab. Dream Car Restorations, which has been featured on several History Channel series and an HBO MAX series, also opened a location in Plainview in recent years.

Houses with finished basements
Plainview has a traditionally suburban vibe with quiet, sidewalk-lined residential streets. Hi-ranch, split-level and colonial-style homes are common and often have finished basements. The median home price is $891,400, which is higher than the National Association of Realtor’s reported national median of $406,100. “If you compare to other areas around it, like if you take a split in Jericho versus a split in Plainview, you’re going to get equal land and an equal house, but it’s going to cost you a lot more in Jericho,” says Barry Paley, an investor/owner and associate broker at Keller Williams who has been selling here for 20 years. “The taxes are no shrinking violet there, but they’re not as high as they are in other areas. Just a decent bang for your buck.” Jericho’s median home price is $1.32 million, but other neighboring areas, like Hicksville, have a slightly lower median of $750,000.
According to Alan Jurmain, a licensed real estate salesperson at Daniel Gale and Sotheby’s International Realty, competition is particularly strong in the lower price bracket, where first-time homebuyers face even more competition from a trend where people are buying fixer-uppers, knocking them down and building 3,000-square-foot homes in their place.

Highway access, nearby LIRR
Easy access to major highways like the Northern State Parkway, Long Island Expressway and Seaford-Oyster Bay Expressway make commuting by car a breeze. Commuters who rely on the train to get to work in New York City drive less than 3 miles to Bethpage Station. From there, the train takes about 50 minutes to reach Manhattan’s Penn Station. An unusually high percentage of residents work from home — 22.2%, according to the U.S. Census Bureau, compared to the national average of 15.2% in 2022.
Renewed playgrounds, community pool
According to Joseph Saladino, the town supervisor for Oyster Bay, Plainview has more than 30 local parks, over a dozen of which have new playgrounds, including Plainview-Old Bethpage Community Park. It also has athletic spaces and an outdoor pool for summer. Residents can pick up the Bethpage Bike Trail in Plainview, which leads south through Bethpage State Park and Massapequa Preserve, ending just a few blocks from the South Shore’s waterfront. “It’s a very sophisticated network of trails,” Jurmain says. “For someone like me, you can either be on a hard path, driving north to south, almost to the beach, or you can be in the woods, where they have bike trails for mountain bikers.” Bethpage State Park, with the world-renowned Bethpage Black Course for golfing, is less than 4 miles away.

Vendors, food and activities at Spring Fest
The community throws a few events throughout the year, including a Memorial Day parade, but its biggest annual event is an all-day street fair called Spring Fest. Held in May, the festival is thrown by the Plainview-Old Bethpage Chamber of Commerce and admission is free. “There are a lot of vendors, and we have a bouncy house,” Friedman says. “There’s axe throwing; last year, we had a dunk tank. It’s just a nice day out.”
Hurricane season, low CAP Index
Hurricane season impacts all of Long Island. In this inland community, there’s a minor risk of flooding and a major risk of high winds. The Nassau County Police Department’s Second Precinct serves Plainview, whose CAP Index crime score here is 1 out 10, lower than the national average of 4.
