Living large in the community of Colton

There were 5,700 acres of woodlands south of Aggie Expressway in Todd Mission, Texas that used to be known as Woodard Ranch. But as of summer 2025, houses are going up where trees used to be in a new $9-billion master-planned development known as Colton. Located 50 miles between College Station and Houston, Colton is currently building on 685 lots as part of its first phase of construction. Once it’s completed, families will enjoy the mixed-use retail, outdoor amenities and Texas-inspired architecture they can find in Colton. “It’s brand new,” says Beverly Bradley, a sales consultant for David Weekley Homes. “People like the fact that it doesn’t feel so populated. I think it’s going to be a well-received community.”

IB education through Magnolia ISD

Colton is zoned for Magnolia ISD, which earned an A-minus on Niche and is the only school district in Montgomery County to offer an International Baccalaureate program. Williams Elementary is one of the top-performing schools in the state and was rated an A-minus. Students continue their education at Magnolia Intermediate and Junior High before graduating from Magnolia West High School, all of which earned B-plus ratings on Niche. Future construction includes proposals for new schools that will be located on-site.

Over 186 acres of green spaces and outdoor amenities

The first phase of construction includes an 8-acre amenity center, which features an outdoor amphitheater, playground, event hall and a 24-hour gym. It also has over 186 acres of dedicated green spaces with several miles of hiking and biking trails, as well as a creek that flows east through the community. “It’s got natural trees, there are a lot of reserve areas, along with parks and a splash pad,” Bradley says. “The outdoor lifestyle is going to be very welcomed there.”

Magnolia dining and mixed-use retail

Around 500 acres of land has been set aside for mixed-use retail, commercial and medical spaces within the community. Outside of Colton, the closest shops and restaurants are going to be found 4 miles south in Magnolia, which has local favorites such as Lone Pint Brewery, Yankee Doodle Donuts, Treehouse Cafe, the Republic Grille and the Magnolia Diner. The closest grocery stores include Walgreens, Dollar General and Brookshire Brothers, while the Houston Methodist Emergency Care Center is open for 24 hours.

Houses true to Texas heritage

There are 11 award-winning home builders working within the development, with architectural styles ranging from traditional homes to craftsman and contemporary aesthetics. “It’s a real blend,” Bradley says. “They want that Texas heritage.” The majority of houses will feature brick exteriors and have one-to-two stories with three-to-four bedrooms and 8,000-square-foot lots. Sizes range between 1,500 and 3,500 square feet, while prices vary between $300,000 and $800,000. Future phases of residential construction will expand northward and eastward around the highway.

Driving down the Aggie Expressway

The entrance into Colton is located at FM 1486, and houses will be located on winding streets, dead ends and cul-de-sacs sprawled throughout Permian Parkway. Texas State Highway 249 is directly north and runs 25 miles northwest to Navasota and 48 miles southeast to Houston. Metro buses have routes that connect downtown to the George Bush Intercontinental Airport 20 miles north.
