Wise planning guides Plattsmouth toward a thriving future
With a motto of “Honor the Past, Plan for the Future,” Plattsmouth, Nebraska, keeps an eye on preservation while focusing on wise development. Built in a quintessential Nebraska-prairie setting, 20 miles south of Downtown Omaha, Plattsmouth borders the Missouri River to the east and the Platte River to the north. Farmland surrounds the rest.
Lewis and Clark traded with Otoe and Omaha indians on the shores of the Platte River in 1804 on their way west. Today, hikers can explore the Lewis and Clark trail, which passes through the nearby Schilling Wildlife Management Area. It's an easy-to-find example of how the city honors its history while boasting an array of modern assets, natural resources, an award-winning conservation agency and status as one of the most thriving commuter suburbs of Omaha.
Resilience and patience are essential to living in a river city, though. More than 10 100-year floods have touched the city in its 170-year history. However, according to Robert Anthony, a Realtor with Evolve Realty and a real estate agent for more than 15 years, “Flooding in Plattsmouth really doesn’t affect our homes. The city is located far enough from the Missouri River that normally only industrial sites and parkland receive damage.”

Historic homes, available land and major employers
While the city limits of Plattsmouth enclose about 3 square miles, with a population of about 6,600, it's often hard to distinguish the city from the broader Cass County area, with a population of about 26,000. “The boundaries of Plattsmouth could expand in the future, but we’re not there yet,” Anthony says.
Buyers can find historic farmhouses from the 1880s for about $205,000. While the median sales price of homes in Plattsmouth for the previous 12 months is $255,000, buyers will find that homes range from $50,000 to $450,000. Homes in Beaver Lake, near Murray, fetch between $200,000 and $500,000. Old-home lovers and investors will find cottages from the late 1800s ready for renovation. Buildable acreage still exists in the city, too.
Even though Offutt Air Force Base is 10 miles away in Bellevue, it is still Plattsmouth's largest employer. Vireo Resources and Bryan Medical Center, West Campus, are the next largest employers.

Thrillseekers can head to Jump Omaha Skydiving, which operates out of Plattsmouth Municipal Airport. Lake Ridge Golf Course is 8 miles south of the city and offers a nine-hole public course with views of nearby Beaver Lake. Eight city parks complete the public green spaces in Plattsmouth, including sports-centered Rhylander Park, scenic Garfield Park and Memorial Park with a 9-hole disc golf course.
The Cass County Historical Society Museum presents the history of westward pioneers, steamboating on the Missouri River and the lifestyle of early Cass County farmers. Wilkerson Art Works is an art gallery and painting studio that both sells artists' works and teaches the art form. While Nebraska Cornhusker college-football fans can head to Lincoln for home games, they also enjoy supporting the Plattsmouth High School Blue Devils.

Schools and hospitals serve the larger community
Plattsmouth Community Schools serves about1,500 students with one elementary, one middle and one high school, and Plattsmouth Early Childhood Center serves preschoolers. Plattsmouth High has a C-grade from Niche and offers programs for gifted students and Advanced Placement classes. All three schools are adjacent to Memorial Park in central Plattsmouth.
The nearest colleges and universities are Bellevue University, Nebraska Christian College, Creighton University, the College of St. Mary and the University of Nebraska at Omaha. With Omaha’s healthcare network, including Nebraska Medical Center and CHI Health, there is no shortage of healthcare options within a 30-mile drive of Plattsmouth. The closest hospital, though, is Bellevue Medical Center, 11 miles north.

Milano’s Italian Restaurant has thrived in Plattsmouth for nearly 70 years. Margarita’s Grill & Cantina is new to Plattsmouth. When heading out for groceries, residents will find Hy-Vee west of Highway 34 at Oak Hill Road. Fast food options include Runza, Casey’s and Dairy Queen. Four mild seasons with flood and tornado risk
Summertime temperatures regularly approach the 90s, and wintertime weather can be snowy and frigid with an average of nearly 3 feet a year. Tornadoes are a risk from late spring to mid-summer. On May 24, 2024, a line of tornadoes most recently threatened Plattsmouth. With an EF-0 rating, one touched down in three spots in nearby Bellevue, with maximum winds of 80 mph. Tree and roof damages were recorded, but no fatalities.
Plattsmouth is at the convergence of the Platte River and the Missouri River, which poses a flood threat when winter snows and spring rain combine upstream. Plattsmouth is still recovering from the historic flood of 2019, which damaged both the city's water-treatment and wastewater facilities, prompting projects to replace both. The city has installed stopgap measures to treat city water, but discolored water is still an issue from time to time. Says Realtor Anthony, “Discolored water from old pipes in the city will be remedied with the new wastewater treatment plant. In the meantime, many residents have bought commercial-grade water filtration systems for their homes. And they purchase a lot of bottled water.”

Good news with transportation and crime
The main highway in Plattsmouth is U.S. Highway 75, which runs from Kansas to Iowa. It’s also the main artery to Bellevue and Omaha. Interstate 29 runs north/south from Kansas City to Omaha, and skirts Plattsmouth, staying east of the Missouri River in Iowa. U.S. Route 34 connects to U.S. Route 75.
Offutt Air Force Base is 10 miles north, near Bellevue, and operates independently of Omaha's commercial airport, Eppley Airfield, the state's largest.
Plattsmouth's violent crime rate and rate of property crimes is lower than the states. The Plattsmouth Police Department and the Cass County Sheriff’s Office share a location and collaborate frequently.
Significant infrastructure investment
The new water treatment plant is under construction farther from the river than the previous facility, mitigating future risk. While the cost will reach around $100 million, federal funds will cover about 90% of the cost, according to the city of Plattsmouth.
In 2024, Vireo Systems, the first creatine manufacturing plant in the United States, began construction on a $17 million expansion. The company expects to add about 450 employees over the next several years.
The former Plattsmouth High School has recently been remodeled. The historic school from 1918 is now the Lofts on Main, an apartment building of 41, one- to three-bedroom units. Next to the school, the former Blue Devil Stadium site is mid-transformation to become a mixed-use residential and commercial townhouse-style development.
